What Tenants Will Live in Apartments for Rent in Dubai?

The key to being a landlord is to have the right tenants. If you have the wrong tenants, they will be uncooperative, including by withholding rent until property repairs are finished, losing a job, and becoming financially insolvent, or damaging your reputation through word of mouth. The right tenants, on the other hand, will be patient with property repairs, will help spread your reputation through word of mouth, and will be financially secure.

The right tenants, therefore, are the best group of people to work with so you can profit from your properties. How do you find the right tenants? First, invest in Dubai. Dubai is a city in the United Arab Emirates (UAE) that has a diverse group of neighborhoods and a wide variety of tenants. You are almost guaranteed to find the right group of tenants you want to work with.

To find these tenants, you should examine the different neighborhoods in Dubai. Some neighborhoods are exclusive to the wealthy, while others are themed after sports or cars. By gathering information on rent prices, amenities, apartment features, and neighborhood attractions, you can identify the ideal neighborhood to invest in by making informed predictions and generalizing about the types of tenants who will reside there.

If you are a landlord who wants to invest in apartments for rent in Dubai, read on to discover the tenants of Dubai Hill Estate.

Affordable to the Middle Class

The first prediction is that while those with lower annual salaries could still afford to live in Dubai apartments, the middle class can easily do so. To make this prediction, you need to know a little about annual salaries in Dubai and rent prices in Dubai Hill Estates.

First, the UAE uses the dirham (AED). Their citizens, called Emiratis, use this as their native currency. Meanwhile, expatriates will convert their native currency to dirhams and often receive a favorable exchange rate. This means that expatriates, on average, are more affluent than Emiratis.

Second, according to Salary Explorer and other salary aggregate websites, the lowest annual salary is 57,700 AED. The average yearly salary is 258,000 AED. Using this information, you can look at the rent prices. The least expensive property in Dubai is a one-bedroom apartment with an annual rent of 40,500 AED. Meanwhile, the most expensive property is a three-bedroom apartment with a yearly rent of 130,000 AED. If there is one tenant per bedroom and the rent is split equally, then each will pay 43,333 AED. This range, from 40,500 AED to 43,333 AED, will increase when the prices of groceries, necessities, entertainment, and utilities are added in.

Finally, while those with the lowest annual income might be able to afford the rent with a limited budget, the middle class can easily afford apartments in Dubai.

They Like to Entertain Guests

A further prediction is that potential tenants of Dubai enjoy entertaining guests. You can make this prediction by looking at the amenities offered and the apartment features. First, 24/7 security services with CCTV will help if guests become unruly or to screen visitors. A balcony and terrace are ideal for outdoor entertainment, while the dining area, living area, and lounge are perfect for indoor gatherings.  The barbecue area is suitable for cooking outdoors for guests. At the same time, the open or semi-closed, fully fitted kitchen with fitted cupboards, built-in appliances, and white goods is perfect for indoor cooking. Built-in and walk-in wardrobes will help tenants dress their best for guests, while a dressing room and powder room will ensure they look their best.  A guest bathroom is included, so guests do not have to go through the owner's bedroom to reach their bathroom. For downtime, guests can use the internet in the wireless-enabled apartment. Finally, pets are allowed, and they can entertain guests for hours just by being themselves.

They Like to Spend Money

The final prediction you can make about your potential tenants in Dubai is that they like to spend money. You can make this prediction by looking at the neighborhood attractions. First, there are coffee shops, hotels, restaurants, retail stores, and supermarkets.  Dubai is also home to the Dubai Hills Mall. Nearby attractions include Al Maktoum International Airport, Dubai International Airport, the Dubai Mall, and the Mall of the Emirates.

Conclusion

The key to your success as a landlord is to have the right tenants. To find the right tenants, you should see the right neighborhoods. Using information from rent prices, amenities offered, apartment features, and neighborhood attractions, you can narrow down the list of neighborhoods that will be the most likely to attract the tenants that you will work the best with.

If you are a landlord looking to invest in Dubai, consider apartments that cater to the middle class and tenants who enjoy entertaining guests and spending money. Now is the perfect time to invest in rentable apartments in Dubai!
