A real estate team should be able to explain what you are joining. Use the recruiting conversation to get specific.
Leads
Ask:
- Does the team currently provide lead opportunities?
- Where do they come from?
- How are they assigned?
- What follow-up is expected?
- How are team-generated leads treated differently from business I bring myself?
Do not treat the word leads as the answer.
Understand the actual system.
Compensation and Fees
Ask how the current compensation structure works.
That may include questions about:
- team splits
- brokerage splits or fees
- transaction fees
- team-generated business
- self-generated business
- listings
- buyer transactions
- other costs you would be responsible for
You should understand the economics before deciding whether the team structure makes sense for your business.
Your Sphere and Database
If you already have clients, past clients, leads, or a meaningful sphere, ask how those relationships are treated.
Understand:
- what stays associated with you
- what is entered into team systems
- how follow-up is handled
- what happens if the relationship with the team eventually ends
An experienced agent evaluating a team has a different decision from someone starting with no database.
The conversation should reflect that.
Support
Do not ask only: “Do you provide support?”
Ask what that means in practice.
Depending on the current role, questions may involve:
- transaction process
- contracts
- marketing
- technology
- lead follow-up
- administrative work
- training
- coaching
- accountability
- listing support
- client communication
Verify what is currently part of the role rather than assuming every real estate team uses the same model.
Expectations
A team arrangement goes both directions. Ask what Kenna expects from the person joining.
That may include:
- availability
- responsiveness
- client communication
- lead follow-up
- prospecting
- meetings
- training
- use of team systems
- performance standards
- geographic coverage
- other role-specific responsibilities
If the expectations do not fit how you want to work, it is better to know that during recruiting than after joining.
