Living in Loveland, Colorado: Which Side Fits Your Home Search?

Loveland gives you a real downtown, a citywide trail network, foothill access to the west, lakes and reservoirs in several parts of town, and I-25 on the east.

But you rarely maximize all of those things from the same address.

On the west side, the foothills, Devil's Backbone, Mehaffey Park, Boedecker Reservoir, and westbound US 34 become easier to reach. Downtown puts Fourth Street, the library, civic destinations, restaurants, and older residential blocks closer together. North and northwest Loveland can make regular trips toward Fort Collins more practical. At Centerra and farther east, newer communities, Boyd Lake, regional shopping, and I-25 move higher in the daily routine.

“Which Loveland neighborhood is best?”

“Which part of Loveland gives me the home I want without putting the places I use on the opposite side of town?”

Downtown + Central Loveland

Start here when Fourth Street, Downtown businesses, civic destinations, the library, local events, or a more connected central location matter.

The homes can vary substantially in age, parking, garage configuration, additions, and renovation history.

West Loveland + Foothill Side

Move west when Mehaffey Park, Devil's Backbone, Boedecker Reservoir, golf, or quicker access toward the foothills are part of the appeal.

The tradeoff is a longer trip across Loveland when I-25 or Centerra is part of the week.

Lake Loveland + North/Northwest

This search puts Taft Avenue, Lake Loveland, North Lake Park, and regular trips north toward Fort Collins higher in the comparison.

Do not assume that living near Lake Loveland automatically gives you recreational access to the lake itself.

Centerra + East Loveland

Centerra shifts the search toward I-25, Boyd Lake, newer communities, regional shopping and employment, and planned trail connections.

The tradeoff is more distance from Downtown Loveland and the foothill side of town.

Fourth Street Gives Loveland a Real City Center

Downtown Loveland is centered on East Fourth Street, with the historic commercial district extending through the core around Railroad, Cleveland, Lincoln and Jefferson. The City identifies this area as Loveland's historic center of economic activity.

The Foundry added a newer mixed-use component immediately south of Fourth Street, while the City has continued streetscape and infrastructure work in the historic core.

That gives buyers a useful question:

Do I want Downtown Loveland to be something I use routinely, or simply somewhere I drive for dinner or an event?

A home that lets you combine several of those trips creates a different routine from one where Downtown is still another car trip.

Central Homes Can Have Very Different Renovation Histories

Older Loveland does not mean one type of house or one level of condition.

For a favorited central property, investigate what has actually been addressed:

  • roof
  • windows
  • heating and cooling
  • electrical work
  • plumbing
  • sewer when appropriate
  • basement
  • additions
  • garage
  • parking
  • exterior work
  • permit history when relevant

A remodeled kitchen is useful.

It does not tell you what happened to the rest of the house.

For properties where historic status or Downtown design review matters, use the City's current preservation and Downtown-design resources.

WEST LOVELAND

“The West Side” Is a Real Loveland Tradeoff

Local residents regularly use “the west side” because the home search starts interacting differently with Mehaffey Park, Boedecker Reservoir, Devil's Backbone, Wilson Avenue and the foothill approach.

This is where the decision often becomes:

easier foothill access

versus

easier I-25 / Centerra access

Neither one is inherently more convenient.

It depends on where you actually go.

Devil's Backbone Is Close Enough to Be a Real Location Variable

Devil's Backbone Open Space begins only about two miles west of the Wilson Avenue / Eisenhower area, according to Larimer County.

If trail access is one reason you keep favoriting west Loveland homes, test the actual trip.

Do not stop at:

“We're close to Devil's Backbone.”

Ask:

“How quickly can I get from this driveway to the trailhead I would actually use?”

Newer Housing Exists on the West Side Too

Choosing west Loveland does not automatically mean choosing an older home.

Riano Ridge is a newer west-side master-planned community near Mehaffey Park and the foothill side of Loveland. Current builder information describes multiple housing collections and community trails.

Wilson Commons creates another west Loveland new-home comparison, including detached and paired-home products.

That creates a useful alternative to the usual:

Not Every Loveland Reservoir Works the Same Way

Boedecker Bluff Natural Area provides public trail and shoreline access along the north side of Boedecker Reservoir, while water access itself is separately managed through Colorado Parks and Wildlife.

That distinction matters.

If a lake or reservoir is part of why you are favoriting a property, identify what access actually comes with that location.

Lake Loveland Is a Local Landmark—not a Public Boating Lake

This is one of the most important hyperlocal distinctions on the page.

Lake Loveland is highly visible from central/northwest Loveland, and North Lake Park sits along its north shore.

But the City's current information explains that the recreational surface rights are controlled separately and that the former City swim beach is closed. Public water recreation should not be assumed from proximity to the lake.

NORTH + NORTHWEST LOVELAND

Northwest Loveland Can Split the Difference Between Fort Collins and Downtown

Local residents often describe northwest Loveland around Taft and the north-side arterial streets as a useful compromise: still connected to central Loveland, but positioned differently for repeated trips toward Fort Collins.

For a home here, test:

The right northern location depends on whether your week actually points north.

The 21-Mile Loop Trail Can Change How a Home Connects to the City

Loveland's paved Recreation Trail forms a roughly 21-mile loop around the city, following portions of the Big Thompson corridor, irrigation canals, Boyd Lake, natural areas and neighborhoods.

That gives Loveland something more useful than generic “bike trails.”

A home near a practical connection can change whether you bike or walk to another part of town.

The Centerra Trail also created an off-street connection between east Loveland neighborhoods and the City's broader trail system.

For a favorited home, locate:

  • nearest entrance
  • trail surface
  • road crossings
  • where the trail actually goes
  • whether it replaces a car trip you currently make

CENTERRA + EAST LOVELAND

Centerra Is Not Just the Shopping by I-25

Centerra is a large master-planned part of east Loveland containing housing, commercial development, medical uses, lakes/open space, and continuing development.

The residential search currently includes distinct settings such as Kinston and The Lakes at Centerra.

The location makes I-25 and US 34 much more immediate than they are from west Loveland.

That can be a major advantage when your repeated trips leave Loveland.

It also means Downtown Fourth Street and west-side trailheads are now cross-town trips.

Kinston and The Lakes Solve Different Property Searches

Kinston at Centerra sits east of I-25 off US 34 and Centerra Parkway according to the community's current first-party information.

The Lakes at Centerra is a separate Centerra housing search around Houts Reservoir, Equalizer Lake and surrounding residential development.

Do not treat “Centerra” as one home type.

Boyd Lake Is the Public-Recreation Lake Comparison

Boyd Lake State Park is a Colorado Parks and Wildlife state park with public water recreation, and its trails connect with Loveland's city trail system at the north and south ends of the park.

That makes Boyd Lake different from Lake Loveland.

If boating, paddling, fishing, swimming or public park access is part of what you mean by “living near a lake,” use the exact destination you care about when comparing homes.

Centerra Can Make Regional Driving Easier Without Making Every Loveland Trip Easier

The US 34 / I-25 side of Loveland works particularly differently from the west side.

If your week regularly includes:

Windsor

Greeley

Berthoud / Longmont

Denver-bound I-25 trips

the east side may reduce the amount of Loveland you cross before starting the regional drive.

But if Downtown, Mehaffey, Devil's Backbone or west-side recreation are part of your routine, you are making the opposite trade.

Loveland Has Local and Regional Transit—but Check the Current Trip

City of Loveland Transit provides local bus service, while FLEX provides regional connections linking Loveland with Fort Collins, Berthoud, Longmont and Boulder.

That can matter for some addresses.

It does not establish that every Loveland property supports a practical transit routine.

Loveland can move from century-old and mid-century housing near the core to later subdivisions and current new construction within one cross-town drive. Local residents describe the same contrast when comparing Downtown, the west side and newer east-side communities.

1. Run the Cross-Town Trip

If the home sits west and your life is east—or vice versa—drive that route at the time you expect to use it.

2. Know Which Lake or Reservoir You Mean

Lake Loveland, Boyd Lake, Boedecker Reservoir and the Centerra lakes do not provide identical access.

Verify the benefit you are actually buying.

3. Find the Trail Entrance

Do not stop at “near the trail.”

Locate the entrance and see where the route takes you.

4. Test I-25 or the Foothill Trip

Whichever one made the location appealing, run it from the driveway.

5. Check the Home's Era

Older property: systems, improvements, permits.

Newer property: HOA, district, builder work, landscaping and surrounding buildout.

6. Compare the Complete Recurring Cost

Taxes, HOA, metro district, utilities, insurance and other property-specific costs can change the comparison.

Loveland has numerous metropolitan districts. The City maintains district information and directs consumers to the Loveland Property Report for the applicable map. Since 2018, Loveland has also required a disclosure in title paperwork for property sales inside metro districts.
