Painted Prairie Area Guide

Prices, home styles, HOA rules and what to check before you write an offer in Aurora.

A live person answers. Not a robot, not a phone tree.

Painted Prairie is not one uniform new-home choice. Detached homes, paired homes, townhomes, green-court-facing homes, garage placement, and lot position can change the outdoor space, exterior maintenance, association assessment, and daily path to parks or the neighborhood exits.

Aurora city limits and neighborhoods map

The navy shape is the City of Aurora as the US Census Bureau draws it in its 2026 boundary data. The sage shapes around it are the neighboring towns and unincorporated areas. Teal pins mark landmarks. Rust pins mark local favorites: places to eat, shop and get outside. Sage pins mark Aurora neighborhoods with homes for sale, each placed at the center of its listings.

Local favorites in Painted Prairie

  • High Prairie Park: Painted Prairie park with mountain views, a shade stage, play areas and native gardens.
  • Singletree Park: City park on East 58th Avenue with an off-leash dog area, picnic shelter, playground and half court.
  • Mondo's Pizza Pasta: Pizzeria at Tower Road and 40th Avenue making New York style pies, plus pasta.

The community also has two separate cost and record systems. Painted Prairie Owners Association sets private rules and home-type services. Painted Prairie Metropolitan District Nos. 1–12 maintain shared public improvements and add a charge through the property-tax bill. Compare both before deciding that two similar-looking homes carry the same obligations.

How the Homes and Lots Differ

Painted Prairie includes several newer home types rather than one repeated house plan. A detached home may have a front-loaded or alley-loaded garage. Paired homes and townhomes place neighboring walls, exterior maintenance, and shared spaces into the comparison. Green-court-facing homes trade a conventional front yard for a shared landscaped edge.

Those differences affect more than appearance. Ask what the association maintains for the exact home type, what remains the owner's responsibility, and where snow removal, landscaping, exterior insurance, and trash service begin and end. Then compare the builder, construction stage, finishes, basement, yard, and any work completed after the original build.

How Parks and Streets Shape the Daily Routine

Pocket parks, trails, sidewalks, and shared landscaping are distributed through the community. A home beside one of those spaces can shorten the trip outside, while a home closer to an outer street can make a regular drive more direct. Neither position is automatically better; the useful comparison is the routine you expect from that exact lot.

Maintenance responsibility changes with the space. The City of Aurora maintains public streets. The metropolitan district maintains parks, trails, paths, sidewalks, and amenity parking areas, while the association provides home-type services and common-area work described in its current documents. Confirm who maintains the edge beside a home instead of assuming the nearest body handles it.

The Main Choices Inside Painted Prairie

  • Home or location choice
    Detached home
    Practical benefit
More separation from neighboring homes and a conventional lot relationship
    Cost or obligation to compare
More exterior and yard work may stay with the owner
  • Home or location choice
    Paired home or townhome
    Practical benefit
The association may handle more exterior or landscape work
    Cost or obligation to compare
Shared walls, association insurance, and a different assessment need review
  • Home or location choice
    Green-court or park edge
    Practical benefit
A shared landscaped or park space sits close to the home
    Cost or obligation to compare
Private yard shape, access, activity, and maintenance boundaries may differ
  • Home or location choice
    Outer-street position
    Practical benefit
A more direct start to some regular drives
    Cost or obligation to compare
A longer trip to some parks and shared spaces

The comparison does not end with the floor plan. Put the association assessment, district tax line, insurance quote, utilities, owner maintenance, and any builder or warranty work on the same worksheet for each home.

Costs, Rules, and Records to Review

Who governs and maintains the property

Painted Prairie Owners Association handles architectural review, covenant compliance, trash, recycling, and maintenance that varies by home type. Painted Prairie Metropolitan District Nos. 1–12 are separate local governments. Use the district maps and the title work to identify the district for the exact home, then confirm the City, district, association, and owner maintenance boundaries.

What recurring obligations apply

Review the association budget and fee schedule separately from the district tax line and financial records. Add the insurance quote, utilities, exterior maintenance, and any shared-property obligations. A monthly association assessment does not include every district or property-tax cost.

What property-specific work needs proof

Ask your Kenna Real Estate Group agent to obtain the declaration, bylaws, design guidelines, fee schedule, insurance information, and meeting records through the seller. For later exterior or structural work, compare association approval with City permit records, seller disclosures, and the inspection.

Questions Buyers Still Ask

Are the association and metropolitan district the same?

No. The association manages private rules, architectural review, and home-type services. The metropolitan districts are separate local governments that maintain shared public improvements and use property-tax revenue.

Why can maintenance and assessments differ by home type?

The association provides different exterior, landscaping, snow-removal, trash, and recycling services depending on the home type. Request the current fee schedule and maintenance chart for the exact home through the seller.

Who maintains the street or shared space beside a home?

The City of Aurora maintains public streets. The district maintains parks, trails, paths, sidewalks, and amenity parking areas, while the association handles the services listed in its documents. Confirm the boundary beside the exact lot.

How do I know which metropolitan district applies?

Use the district maps and the title work for the exact home. Then compare that district's budget, legal records, and tax information with the property's current tax bill.

Which documents should I review before an offer?

Review the association declaration, bylaws, design guidelines, budget, fee schedule, insurance information, and meeting records. Also review the district map, budget, legal records, tax bill, title work, seller disclosures, permits, and inspection.

Official Sources and Your Next Step

Open the current Painted Prairie homes when you are ready to compare specific properties, or use the Aurora Area Guide to compare the wider city. Kenna Real Estate Group can help locate and review the association documents, district records, tax bill, insurance information, seller disclosures, and permits for a named home.

Those records do not settle what to offer, how to compete for a home, or when to purchase. Call, text, or email Brian Burke to talk through those decisions.
