Highlands vs. Sloan’s Lake: Denver Neighborhood Comparison for Homebuyers

I'm Brian Lee Burke, and I've been a REALTOR since 2003. Highland (the Highlands, including LoHi) and Sloan's Lake sit a couple of miles apart in northwest Denver. Highland mixes century-old homes with a lot of building since 2000; Sloan's Lake is built around Denver's second-largest city park. Here's how they compare, using Denver's own neighborhood data and MLS numbers I pulled on October 29, 2026 for the ZIP codes that include each.

Highland has the Potter Highlands Historic District and a lot of newer construction; Sloan's Lake has the 284-acre park and is closest to the W Line.

MLS data by ZIP code within Denver, pulled October 29, 2026; ZIPs don't match neighborhood lines exactly. Year built: Denver ACS 2017–2021 by neighborhood. Park acreage: Denver parks parcel data.

Old and New in Highland, Mid-Century Around the Lake

Denver's neighborhood data shows Highland with a median year built around 1994: 46% of homes date from 2000 or later and 28% from before 1940. In Sloan Lake the median is 1945, and in neighboring West Colfax 1970.

That shows up in what's for sale: ZIP 80211 had 58 condos and 41 townhomes for sale on October 29, 2026, against 9 and 15 in 80212.

Historic Districts

The Potter Highlands Historic District was designated by Denver in 1987 and is on the National Register. Highland also includes the Old Highland Business District and the West 28th Avenue district. Sloan Lake includes the Witter-Cofield and Allen M. Ghost districts. Historic districts can affect exterior changes and demolition, so check the address before you plan a remodel.

Prices

ZIP 80212's median was $845,000 ($478 a square foot) on 354 sales; 80211's was $805,000 ($458) on 633 sales. 80211 had more than twice as many homes for sale, 237 vs 106.

The Park and Rail

Sloan's Lake Park covers 284.2 acres in Denver's parcel data, the city's second-largest park after City Park (not counting mountain parks, golf courses or open space). The W Line's Sheridan Station, at 1198 Sheridan Blvd., is just south of the area. Highland has no rail station; downtown is a short drive or bike ride from most of it.

Choose Highland or Sloan's Lake Based on These Points

Highland may make more sense if you want:

  • More condos and townhomes to choose from
  • Newer construction alongside historic homes
  • Quick access to downtown

Sloan's Lake may make more sense if you want:

  • A home near a 284-acre park and lake
  • Mostly single-family homes
  • The W Line nearby

More: Living near Denver's parks.
