What the Numbers Show
Denver 80212 had the largest increase in median sold price, up 21.3%. Closed sales were unchanged, however, while median sold price per square foot fell 8.9%.
That combination may reflect a different mix of homes selling between the two periods rather than broad-based appreciation across the ZIP code.

Closed-sale volume alone cannot tell us whether fewer homes were available, buyer activity changed, or both.

In 80222, closed sales declined 28.7% and median sold price fell 1.7%, while median sold price per square foot increased 11.1%. In 80238, closed sales declined 29.7% while median sold price increased 3.2%.
The mix of homes that actually closed matters when interpreting ZIP-level medians.
Methodology
This report compares two consecutive 90-day periods using the same three measures for every qualifying Denver ZIP code.
A ZIP code must have at least 20 residential closings in both 90-day periods. Twenty-nine Denver ZIP codes met that threshold.
Only closed residential records identified as Denver, Colorado are included. Manufactured-in-park, residential-income, land, and commercial-sale records are excluded.
Across the two periods, the analysis includes 5,346 residential closings.
These are consecutive 90-day periods, not a year-over-year or seasonally adjusted comparison.
The ranking is not an appreciation calculation, forecast, appraisal, or statement about every property within a ZIP code.
Changes in the size, condition, price range, and types of homes that close can move ZIP-level medians. The available data does not reliably separate these results by detached homes, condos, townhomes, other attached homes, or new construction.
Days on market and sale-to-list ratio are not included because those fields have not completed a separate meaning and data-quality review.
Each ZIP code receives three equally weighted scores based on its change in:
For each measure, qualifying ZIP codes are ordered from the weakest change to the strongest and assigned a percentile score. Exact ties receive the same midpoint percentile.
The three percentile scores are then averaged. A higher combined score produces a stronger overall ranking, and exact ties in the final score share the same rank.
This is why a ZIP code can rank near the top even when one or two individual measures moved lower.
Denver Metro Context
Broader Denver Metro reports also showed slower sales activity in July, although their geographies, property groupings, and comparison periods differ from this Denver ZIP code report.
The Denver Metro Association of REALTORS reported 3,667 July closed sales across its combined attached and detached Denver Metro geography. That was 11.81% fewer than June and 5.68% fewer than July 2025. Its $605,000 median close price was 1.54% lower than June and 2.95% higher than July 2025.
REcolorado reported 3,669 July closed listings for Denver Metro, 9% fewer than June and 2% fewer than July 2025. Its $605,000 median closed price was 2% lower than June and 3% higher than July 2025.
The Colorado Association of REALTORS reported 4,628 July sales across its seven-county market, 2% fewer than July 2025, with a $590,000 median price that was 2.6% higher. Its report also showed different conditions for single-family and attached homes.
Taken together, the broader reports point to slower sales activity while price results vary by geography, property segment, and comparison period. Their percentages provide useful context, but they should not be expected to match this Denver-city, residential-only analysis.
