What the best real estate agent for investors brings to a rental purchase

The best real estate agent for investors runs the numbers before the showing: rent, taxes, insurance, HOA rules, repairs and the local rental rules that change the return. REALTOR® Brian Lee Burke, the hardest working man in real estate, and our team of real estate agents at The Kenna Group at Keller Williams DTC help Colorado investors buy and sell rentals, duplexes and small multifamily. If you are looking for an investor-friendly Realtor, ask each agent what they know about construction costs and rental licensing. Ours: Brian spent 13 years as a multifamily construction superintendent. On Oct 25, 2026, 247 residential income properties were listed in the 9 cities below. Call or text 303-955-4220. Short answer

How do I find an investor-friendly real estate agent in Colorado?

Ask for a written rent and expense estimate on a property you like, the city's rental license and short-term rental rules, the HOA rental cap if there is one, and a repair estimate from someone who has built. The Kenna Group answers all four, with 5.0 stars on 283 Google reviews.

Residential income in the MLS means a duplex, triplex or fourplex sold as one property. Detached-house rentals and condos are listed as ordinary homes, so we search those by the numbers instead: price, HOA rental rules and the rent the street supports.

Colorado rental rules an investor's Realtor should know

  • Denver rental license. Denver requires a residential rental license, with an inspection, for long-term rentals. Budget the inspection fixes before you close.
  • Short-term rentals. Denver licenses short-term rentals only in the host’s primary residence. Colorado Springs, Aurora and most other cities require their own short-term rental permit. Read the city rules and the HOA declaration before you count on nightly rent.
  • Security deposits. Colorado caps a security deposit at two months’ rent (SB23-184), and HB25-1249 set new rules for what a landlord can keep.
  • Lease renewals. Colorado’s for-cause eviction law (HB24-1098) limits non-renewal once a tenant has been in place 12 months. Plan your exit with that in mind.
  • 1031 exchanges. You have 45 days to identify the replacement property and 180 days to close; a qualified intermediary holds the money. Talk to your tax professional before you list the property you are selling.
  • HOA rental caps. Many condo and townhome declarations cap the number of rented units or set a minimum lease length.

How we buy a rental with you

Step 1

Set the target

Cash flow, appreciation or a house hack: the price, rent and down payment that fit.

Step 2

Run the numbers

Rent, taxes, insurance, HOA, vacancy and a repair budget on every property before you tour.

Step 3

Check the rules

Rental license, short-term rental permit, HOA rental cap and zoning for an ADU or a second unit.

Step 4

Inspect like a builder

Sewer scope, roof, mechanicals and the unit turn costs, priced before the inspection deadline.

Step 5

Close and hand off

Leases, deposits and keys transferred at closing, with the tenant notices the law requires.

What to watch out for when you buy a Colorado rental

  • Do not count on short-term rental income until you have read the city rules and the HOA declaration.
  • Get the current leases, deposits and rent roll before the inspection deadline.
  • Price the deferred maintenance. A cheap duplex with an old boiler and a failing sewer line is not cheap.
  • Check the metro district levy and the HOA dues; both change the return.
  • Ask your lender about DSCR and investment-property rates before you offer.
