According to Bankrate, the national average 30-year fixed mortgage rate is about 6.24% as of late February 2026. The average 15-year fixed purchase rate is about 5.60%, while the 15-year fixed refinance average is about 5.89%. When it comes to mortgage interest rates, several factors are considered, notably the mortgage term, macroeconomic variables (such as the Federal Funds Rate), inflationary projections, employment figures, etc.

It takes time for broader economic realities to filter down into the mortgage market, but ultimately, they track on a parallel path. In other words, when the FOMC decides to cut interest rates by 0.25% or a more dramatic 0.50% at a Federal Open Market Committee meeting, this can pass through the economy and impact the housing market by lowering lenders' rates over time. Mortgage rates are more closely correlated with long-term Treasury yields and market expectations, though.

However, many folks are seeking to refinance their mortgages, particularly if the rates they locked in during 2022–2025 are higher than the prevailing rates offered by competitively priced lenders.

There's nothing for nothing in the refinancing industry, but if you crunch the numbers carefully, you can come out ahead. Points to check include loan origination fees, commissions, the term of your new mortgage (which can reset your amortization schedule depending on the new term you choose), and whether you want a fixed or variable interest rate.

All of these incidental costs should be weighed against what you're currently paying to determine whether a refinancing solution applies to your situation in the short, medium, or long term. Usually, a homeowner planning to age in place on their property will benefit from a long-term mortgage at a lower rate. However, everyone's situation is different, and it's always a good idea to assess each option on its merits.

Refinancing utilizes your equity (your share of what your house is worth based on current prices and existing mortgage) at a renegotiated mortgage solution.

A good rule of thumb is: if it's possible to break even on refinancing costs within 2 years, it's worth considering refinancing. A financial planner, or some quiet time with a calculator, can help you determine the potential savings versus the costs of refinancing. If you decide to refinance at a lower rate, those cost savings will eventually be reflected month to month.

Remember, there is a lag effect, as upfront costs need to be paid. Ultimately, even a slight drop in interest rates amounts to significant cost savings over the lifetime of a 15-or 30-year loan, especially if you're in the early stage of payback.
