Parker property tax runs 85 to 210 mills for 2025 depending on the metro district. See the Town levy, examples, how to look up an address, and due dates.
Parker property tax surprises people in both directions. The Town of Parker's own levy is tiny, 2.602 mills, and hasn't changed in years. But most of Parker's newer neighborhoods sit inside a metro district that adds its own levy, often 30 to 85 mills more. That is why two Parker homes at the same price can have tax bills thousands of dollars apart. Here is what the 2025 Parker, CO mill levy looks like, how to look up any address with the Douglas County Assessor, and what to check before you buy. Call or text 303-955-4220. A live person answers.

Short answer
For tax year 2025 (paid in 2026), a Parker home with no metro district carries 85.123 mills, or 90.894 if it is in Parker Water and Sanitation District. Douglas County's report shows 118 tax areas with the Town of Parker levy, ranging from 85.123 to 210.035 mills, and 83 of them include a metro district.
Illustration only, using Douglas County's tax year 2025 levies (paid in 2026) and the 2025 state residential assessment rates: 7.05% for school levies, 6.25% for the rest. $700,000 stands for the Assessor's actual value, not a sale price.
Every Parker home inside town limits starts with the same layers for tax year 2025:
That is 85.123 mills. Parker Water and Sanitation District adds 5.771 mills in the tax areas it serves. Unlike Highlands Ranch, town homes do not pay Douglas County's 4.500 mill law enforcement levy, because Parker has its own police department. The Town can't raise its 2.602 mills without a vote. Compare the unincorporated side in our Highlands Ranch property tax guide.
A metro district is a special district that borrowed to build a neighborhood's streets, water lines and parks and pays that debt back through a property tax on the homes inside it. In Parker, most of these levies are largely debt service. From Douglas County's 2025 report (the district's own mills, added on top of the base stack):
Levies change every December when districts certify their budgets, and a neighborhood can span more than one district. The Assessor's record lists every taxing authority on the parcel and the total mills, so read it there rather than going by the subdivision name. School mills apply to 7.05% of value. Other mills applied to 6.25% for 2025; for 2026 it is 6.8% after taking 10% off the first $700,000.
Each mill is $1 per $1,000 of assessed value. A metro district's mills ride on the same bill as the county's and the school district's.

Douglas County mails notices of value in reappraisal years; the next is 2027. Appeal online, by mail or with an appraiser in person or by video. The state deadline for an Assessor-level protest is June 8, but Douglas County's pages also show June 1, so file by June 1 to cover both dates. Late tax payments carry interest of 1% a month.
Parker owners 65+ who have owned and lived in their home 10 years can apply to the Assessor by July 15 for the senior exemption, 50% of the first $200,000 of value. Veterans with a 100% permanent and total VA rating get the same exemption (apply January 1 to July 1). Seniors and active military can defer taxes through the Treasurer between January 1 and April 1, and Douglas County's Tax Work-Off Program lets taxpayers 60+ or with disabilities work off part of their county tax.
