10 Perks of Living in a Golf Course Community

10 perks of living in a golf course community in Colorado

A golf course community gives you a long green view, someone else mowing the land behind you, and a clubhouse down the street, whether or not you play. Here are ten real perks, each with the cost or the catch that comes with it. On October 25, 2026 there were 1,851 golf course homes for sale across Colorado; the table near the end links every city. Written by REALTOR® Brian Lee Burke and our team of real estate agents at The Kenna Group at Keller Williams DTC. Call or text 303-955-4220. A live person answers.

The ten perks, and what each one costs

  1. Open space behind the house. A fairway is a wide yard you do not own and do not mow. The catch: a view is not a recorded right, and courses get redesigned.
  2. Landscaping kept up by the course. Greens, trees and ponds are maintained by a grounds crew. Mowers start early, so ask about the schedule near your lot.
  3. Golf a few minutes from home. Play after work without loading the car. At a private club you pay to join; at a public course you pay per round.
  4. A clubhouse and amenities. Many golf communities add a pool, fitness room, tennis or pickleball and a restaurant. Check which come with the HOA and which need a club membership.
  5. Paths for a morning walk. Cart paths and community trails loop the course. Some courses close paths to walkers during play; read the rules.
  6. A built-in calendar. Leagues, tournaments, dinners and social memberships make it easy to meet neighbors.
  7. Wildlife and quiet evenings. Ponds and roughs draw geese, herons and foxes, and the course goes quiet after the last group.
  8. Demand when you sell. Course-frontage homes draw a steady pool of buyers. We price the premium against the same home one street back.
  9. A choice of price points. From condos on municipal courses to estates at private clubs, golf communities span a wide range; the live counts below show where.
  10. 55+ options with a course. Heritage Eagle Bend in Aurora, Gleneagles Village in Highlands Ranch and Heritage Todd Creek in Thornton pair a 55+ community with golf.

Before you buy: the four checks

  • Membership: at a private club it is a separate purchase with its own dues and sometimes a waitlist.
  • HOA and metro district: add both to the club dues before you compare payments.
  • Golf easements: the plat and declaration often give balls and golfers a right to cross part of the lot.
  • The lot: which hole, which side, and how it looks on a busy Saturday morning.

Golf course community questions

Do I have to play golf to live in a golf course community?

No. Many owners never play; some communities do require a social membership, which the declaration states.

Are golf course homes more expensive?

Course frontage usually costs more than the same home one street back. We measure it with closed sales.

What is the downside of living on a golf course?

Stray balls, early mowing, cart traffic and dues. Lot choice decides most of it.

How many golf course homes are for sale in Colorado?

1,851 on Oct 25, 2026, from the MLS, across the cities on our golf course map.
