Denver vs. Highlands Ranch vs. Centennial vs. Littleton vs. Lakewood: Where Buyers Have More Room

I'm Brian Lee Burke, and I've been a REALTOR since 2003. This post first compared five Denver-area markets with May 2026 numbers. I've rebuilt it with MLS data I pulled on October 29, 2026, so you can see where buyers have the most choice and the most time right now.

The short version

In one paragraph

As of October 29, 2026, Denver had the most homes for sale (3,807) and about 4.9 months of supply, the most room for buyers of these five. Highlands Ranch was tightest at about 2.3 months. Median sold prices for the 12 months ending October 28, 2026 ran from $573,000 in Lakewood to $705,000 in Highlands Ranch.

Side by Side

Littleton$650,0008493.5
Centennial$650,0002822.6
Highlands Ranch$705,0002252.3

MLS data by mailing city, pulled October 29, 2026. Median sold covers October 29, 2025 to October 28, 2026. Months of supply = homes for sale divided by average monthly sales over that year.

Where Buyers Have the Most Room

Denver had about 4.9 months of supply on October 29, 2026, and its homes for sale averaged 89 days on market. Littleton (3.5 months) and Lakewood (3.3) were in the middle. Centennial (2.6) and Highlands Ranch (2.3) were the tightest, with homes for sale averaging 67 and 65 days.

Sold-to-list tells the same story from the other side: the median home sold for 99.3% of its last list price in Denver, 99.5% in Littleton and Centennial, 99.7% in Highlands Ranch and 100% in Lakewood.

Condos and Townhomes

If you want an attached home, Denver had by far the most: 1,318 condos and 517 townhomes for sale. Littleton had 320 combined, Lakewood 192, Centennial 78 and Highlands Ranch 61.

Property Taxes

On a $700,000 Assessor value at 2025 levies: Denver (79.602 mills) about $3,780; Lakewood, one sample area (90.828 mills), about $4,220; Centennial, a Cherry Creek schools area (95.562 mills), about $4,480; Highlands Ranch, most common area (98.821 mills), about $4,580 plus the HRCA; Littleton, one city tax area (106.202 mills), about $5,010. Check the exact parcel.

Home Age

Census figures put the median year built at 1975 in Denver, 1977 in Lakewood, 1982 in Littleton, 1983 in Centennial and 1997 in Highlands Ranch. Older homes can be great buys; ask for the age of the roof, furnace, water heater and sewer line, and get a sewer scope.
