Living in Centennial, CO Versus Littleton, CO

I'm Brian Lee Burke, and I've been a REALTOR since 2003. Centennial and Littleton sit side by side south of Denver, and over the last year the median home sold for exactly the same price in both: $650,000.

The differences are in what's for sale, which city you're actually in, taxes, water and rail. Here's how they compare, using MLS data I pulled on October 29, 2026 and official city and county sources.

Deciding between Centennial and Littleton?

Call or text my team, and we'll compare any two addresses for you.

The short version

Centennial vs Littleton in one paragraph

Same median price: $650,000 in both for the 12 months ending October 28, 2026. Littleton has three times as many homes for sale (849 vs 282) and far more condos and townhomes, a historic Main Street and two light rail stations. Centennial is a larger city, incorporated in 2001, with somewhat bigger homes and lots and one light rail station.

The Mailing Address Won't Tell You Which City You're In

These two overlap on the map. Centennial became a city in 2001, and six ZIP codes overlap it: 80015, 80016, 80111, 80112, 80121 and 80122. The City of Littleton says 80121 and 80122 are only partly inside Littleton, and that a Littleton mailing address doesn't mean a home is in the city.

So a home with a Littleton address in 80121 or 80122 can be in Littleton, in Centennial or in unincorporated county. The MLS numbers here are by mailing city, so they follow the same overlap. Check the city boundary and the Arapahoe County Assessor record for the exact address.

Littleton Has Far More Condos and Townhomes

On October 29, 2026, Littleton-address listings included 194 condos and 126 townhomes, against 32 condos and 46 townhomes in Centennial. If you want an attached home, a lower price point or less upkeep, Littleton gives you many more choices.

Centennial's inventory is mostly single-family homes, 204 of its 282 listings. See Littleton condos, Littleton townhomes and Centennial townhomes.

Taxes Are Close, District by District

Both cities keep their own levies small: 5.076 mills in Centennial for 2025 and 2.0 mills in Littleton for 2026. The total bill comes from the stack of school, fire, park, water and metro districts on each address.

On a $700,000 Assessor value at 2025 levies, a Centennial tax area in Cherry Creek schools (95.562 mills) works out to about $4,480 a year, and one in Littleton Public Schools (103.212 mills) to about $4,880. In the City of Littleton, one tax area (106.202 mills) is about $5,010, and an area with the Santa Fe Park Metro District (129.830 mills) about $6,050. Check the exact parcel.

Who Supplies the Water

The City of Littleton says all of its residents get water from Denver Water. Centennial says several water and sanitation districts serve the city, and much of its water comes through Denver Water distributors. Southgate, East Cherry Creek Valley, Southeast Englewood, Willows and Arapahoe County Water and Wastewater all overlap parts of Centennial.

In either one, ask the seller who supplies water and for a year of bills.

Both Have Light Rail, Littleton Has More

Littleton has two stations, Littleton–Downtown and Littleton–Mineral, and RTD made the C Line to Littleton–Mineral permanent in September 2026. Centennial has Dry Creek Station inside the city, with Arapahoe at Village Center and Orchard just over the line in Greenwood Village.

If rail matters to you, check the time from the address to the station, and drive your real commute at rush hour too.

A Historic Main Street vs a Newer City

Littleton's Main Street has been on the National Register since 1998, and a local historic district created in 2021 reviews exterior changes there. Western Welcome Week runs every August, and the Candlelight Walk is the night after Thanksgiving.

Centennial became a city in 2001 from established suburbs, so its gathering places are newer, like Centennial Center Park at 13050 E. Peakview Avenue. See historic downtown Littleton.

Parks and Open Space

South Suburban Parks and Recreation serves Littleton and the central and west parts of Centennial. East of Parker Road and north of Arapahoe Road, Centennial residents are generally in the Trails Park and Recreation District. South Suburban's South Platte Park, 880 acres with seven lakes, is in Littleton, and Chatfield State Park sits on the southwest edge of the Littleton mailing area.

What's Similar: Home Age, Soils and Radon

Both cities are established. Census figures put the median year built at 1983 in Centennial and 1982 in Littleton, so plan on an inspection that looks closely at roofs, furnaces, water heaters, sewer lines and electrical panels. Both sit on Front Range clay soils in places, and Arapahoe County is in EPA Radon Zone 1. I'd test for radon during every inspection period.

School districts depend on the address: Cherry Creek or Littleton Public Schools in Centennial, and Littleton Public Schools in the City of Littleton. Use the district's locator.

Choose Centennial or Littleton Based on These Points

Centennial may make more sense if you want:

  • A little more house and lot for the money
  • Mostly single-family listings
  • Dry Creek Station inside the city

Littleton may make more sense if you want:

  • A condo or townhome, with many more to choose from
  • Two light rail stations
  • A historic Main Street and the South Platte River trails
  • More homes for sale at once
