What a Buyer's Agent Does in Colorado
In Colorado, brokers give you a Definitions of Working Relationships disclosure that explains the choices: buyer agency, seller agency or transaction-brokerage. If you hire a buyer's agent, you sign the Colorado Real Estate Commission's Exclusive Right-to-Buy Listing Contract, which comes in buyer agency and transaction-broker versions; the Division of Real Estate posts a version for use on or after January 1, 2026.
That agreement says who represents you, for how long, and how your agent is paid. Since August 2024, MLS rules have required a written agreement with your agent before you tour homes, so we settle it up front. Then my job is to find the right homes, check what the MLS doesn't tell you, write a strong offer and negotiate inspection and appraisal for you.
