Highlands Ranch Neighborhoods: Amenities and Home Types

I'm Brian Lee Burke, and I've been a REALTOR since 2003. Highlands Ranch is one master-planned community, but buyers usually talk about it by area: the parts closest to each HRCA recreation center, BackCountry, and the neighborhoods with their own sub-associations. Here's how they differ, with MLS data I pulled on October 29, 2026.

The Four Rec Center Areas

The HRCA runs four recreation centers, all covered by the $696 annual assessment in 2026:

  • Northridge, 8800 S. Broadway
  • Eastridge, 9568 S. University Blvd.
  • Westridge, 9650 Foothills Canyon Blvd.
  • Southridge, 4800 McArthur Ranch Rd.

Distance to a rec center, a trailhead and C-470 changes a lot from one address to the next, so check it for each home. My guides: Northridge, Southridge, Westridge.

Prices by ZIP Code

ZIPSold (12 mo)Median sold
80126531$765,000
80130307$687,500
80129317$670,000

Sales from October 29, 2025 to October 28, 2026.

Home Types

Of the 225 homes for sale on October 29, 2026, 164 were single-family homes, 26 were townhomes and 35 were condos. Census data puts the median year built at 1997; 18,244 of about 39,550 homes were built in the 1990s. See townhomes, condos and one-story homes.

BackCountry and the Wilderness Area

The HRCA owns the 8,200-acre Backcountry Wilderness Area on the south side, with 26 miles of trail open to HRCA members and their guests. See my BackCountry guide.

Sub-Associations and Dues

Many neighborhoods have their own sub-association on top of the HRCA, with separate dues and rules. A few, including Gleneagles Village, The Retreat, The Villages and Palomino Park, pay only the HRCA's administrative assessment. See my sub-associations guide.

Trails, Parks and Town Center

The Metro District manages 26 parks, more than 70 miles of trails and 2,644 acres of open space, plus about seven miles of the High Line Canal Trail. Highlands Ranch Town Center and Civic Green Park host community events, and the Highlands Ranch Mansion dates to 1891.

Schools

Highlands Ranch is served by Douglas County School District RE-1. Boundaries follow the address, so use the district's school locator for each home.
