What counts as a 1-story home on this page

The search behind this page uses the MLS Levels: One field for every residential type in Highlands Ranch, so it returns three kinds of home:

  • Ranch houses: a single-family home with the whole main living area on one floor. Many Highlands Ranch ranches have a finished or unfinished basement; the stairs are to the basement, not to the bedrooms.
  • One-level townhomes and patio homes: attached homes with no interior stairs, common in the 55+ villas and the low-maintenance enclaves. The HOA usually handles the roof, exterior and snow.
  • Single-level condos: flats in two- and three-story buildings. The unit is on one level, but ask whether it is a ground-floor, walk-up or elevator building; a third-floor flat with no elevator is one level once you are inside and three flights to get there.

A main-floor primary bedroom in a two-story house is a different search; the Highlands Ranch downsizing guide covers that option and when it makes sense.

What to check on a Highlands Ranch 1-story home before you offer

  • Steps at the entry and from the garage: a ranch can still have three steps up to the front door and two down from the garage. Ask for photos of both.
  • Basement: finished square footage below grade is often where the extra bedrooms are, so count main-floor bedrooms separately if stairs matter.
  • Two sets of dues are normal here: the Highlands Ranch Community Association (HRCA) assessment plus a sub-association for townhomes and condos. Ask what each one covers, especially snow and the roof.
  • Condo buildings: ground floor, walk-up or elevator, and whether the complex is FHA-approved if you plan an FHA or CHFA loan.
  • Metro-district mill levies vary across Highlands Ranch, so compare the estimated tax on each home, not just the price. See the property taxes guide below.
  • Age-restricted sections: some one-level villas sit inside 55+ communities whose recorded rules decide who may live there. Ask before you tour.

Where one-level homes show up in Highlands Ranch

Ranch houses are scattered through the original Northridge, Southridge, Eastridge and Westridge sections and the newer custom areas such as BackCountry; one-level villas cluster in the 55+ communities, Verona and Gleneagles Village; single-level condos are mostly in the complexes along County Line Road, Highlands Ranch Parkway and University Boulevard. The Highlands Ranch neighborhood guide explains how the four ridges differ, and the condo and townhome sub-association guide shows what to read before you compare attached homes.

Buying a 1-story home in Highlands Ranch: how we help

Tell us which of the three types you want and the most stairs you will accept. We set a saved search on the same filter as this page so new one-level listings reach you the day they hit, pull the HRCA and sub-association documents before you write an offer, and walk the home with you for the things photos hide: entry steps, garage grade, basement stairs. Selling a ranch here? One-level homes draw buyers from every age group, and we price them against other one-level sales, not against two-story comps. Start with a free Smart Pricing Report.
