What is a Smart Pricing Report?

It is the written pricing analysis Kenna Real Estate Group builds for every seller before the home goes on the market: your home's profile, every comparable sale and active competitor with concessions netted out, three defensible prices with a recommended list price, a seller's net sheet at each price, and a plain-English strategy for where to price, what to fix and what to leave alone. It is proprietary to Kenna, built on AgentCOS™ market intelligence, and it is free.

How we build it

  1. Your home. Beds, baths, finished square footage, year, condition, garage, HOA, occupancy. We check the MLS against the county record because they disagree more often than you would think.
  2. The comps. Every closed sale in the last six months that a buyer would compare you to, and every active or pending listing you are competing with, from REcolorado MLS.
  3. The net, not the gross. Seller concessions are netted out of every closing so the number reflects what the market actually paid.
  4. Reconciliation. Price per square foot on the primary tier, adjusted for what your home has that the comps do not, and what it lacks.
  5. Three prices and a list price. Move fast, market and stretch, with the search ceiling and the reason the list price lands where it does.
  6. Your net sheet. Commission, concessions, closing costs and the estimated payoff at each price. Underwater sellers see the gap in writing before a closing table does.
  7. The strategy. Repairs that pay, concessions to hold in reserve, what to lead with, and what to do at day 21 if showings are thin.

Valuation analysis is done under the direction of Brian Lee Burke, team leader and employing broker. The report is a broker's opinion of value, not an appraisal.

Questions sellers ask about the report

Is the Smart Pricing Report free?

Yes. There is no charge and no obligation to list with us.

Is it an appraisal?

No. It is a broker's opinion of value prepared from live MLS data and public record. A lender or a court may require a licensed appraisal; we will tell you when that is the case.

How long does it take?

Usually two to three business days from the time we have your address and a walkthrough. A walkthrough matters: condition moves the number in either direction.

Why three prices instead of one?

Because sellers have different goals. A closing date in a decree or a job move calls for the move-fast price. A patient seller with a well-finished home can defend the stretch price. Most homes sell best at the market price, just under the search ceiling.

What is AgentCOS?

Can I get one if I am not sure I am selling?

Do you share it with anyone?

Only with you, unless you ask us to send it to a spouse, an attorney or a CPA. In a divorce we send it to both spouses at once so nobody is negotiating from a number the other has not seen.
