Which parts of Highlands Ranch work for a first budget?

Highlands Ranch is one planned community split into four recreation-center areas (Northridge, Southridge, Eastridge and Westridge) and dozens of named filings. The entry prices cluster in the condo and townhome complexes, not in a single neighborhood, so we search by price and type rather than by name.

  • By ZIP: today’s listings at $500,000 or less are 23 in ZIP 80126, 11 in ZIP 80129, 9 in ZIP 80130. Twelve-month median sales were $765,000 in 80126, $665,000 in 80129 and $693,000 in 80130, so the ZIP with the highest prices overall also has the most entry-price listings.
  • Condo and townhome complexes carry their own HOA on top of the community assessment; compare the total monthly cost.
  • Houses at $500,000 or less are rare (2 today) and usually need work; we read the inspection with you.

For the area-by-area picture (Westridge, Firelight, Northridge, BackCountry and the rest) see the Highlands Ranch neighborhood guide. Every Highlands Ranch home pays the Highlands Ranch Community Association assessment, $174 a quarter in 2026, which covers the four recreation centers; many neighborhoods add a sub-association with its own dues. Highlands Ranch is unincorporated Douglas County, and the Highlands Ranch Metro District runs the parks, trails and open space.

The monthly cost first-time buyers forget in Highlands Ranch

  • Community assessment: $174 a quarter in 2026 on every home (HRCA), plus any sub-association.
  • Condo or townhome HOA: separate, and it sets what the building insurance and exterior repairs cost you.
  • Property tax: a common Highlands Ranch tax district totals 98.821 mills for tax year 2025 (Douglas County); see the Highlands Ranch property tax guide for the math on a given price.
  • Commute: C-470 and Santa Fe Drive are the main routes; RTD light rail is at Mineral Station in Littleton and Lincoln Station in Lone Tree.

Down payment help: CHFA and metroDPA, and the credit score that decides it

Two programs cover most first-time buyers we work with in the Denver metro. Neither one requires you to be a first-time buyer, and neither one sets a purchase price limit.

ProgramWhat you getMinimum credit scoreIncome limitOther rules
CHFA (Colorado Housing and Finance Authority)A grant of up to 3% of the first mortgage, or a second mortgage of up to 4%, capped at $25,000620$178,920 statewide (CHFA matrix effective Aug 3, 2026)$1,000 of your own money in the deal; homebuyer education; CHFA loan limit $832,750; the second mortgage is repaid when you sell, refinance or pay off the loan
metroDPAA 0% second mortgage with no monthly payment, 30-year term620Under $210,150 household incomeHomebuyer education for every borrower; live in the home within 60 days; debt-to-income generally up to 50%

The credit rule we use before anyone calls a lender

  • 620 or higher: down payment assistance is on the table. Next step is a pre-approval.
  • 580 to 619: an FHA loan can work with your own 3.5% down payment saved. Assistance programs start at 620.
  • Under 580, or not sure: start with our Kenna Credit Care program and pull your free reports at annualcreditreport.com. We call you back when the score is ready, instead of booking a lender call that ends in a no.

Many of our buyers use Mike Oswald at Rate and trust him. We are not affiliated, you can use any lender you choose, and we receive nothing for the introduction. Run the numbers first with the Colorado mortgage calculator and today’s Colorado mortgage rates.

If Highlands Ranch is out of reach this year

Most first-time buyers we meet compare Highlands Ranch with places where the same payment buys more. The Denver metro first-time buyer comparison has live counts for Aurora, Thornton, Northglenn and four Denver neighborhoods. Closer by, see Littleton homes for sale and the Lone Tree affordable homes guide.

What to watch out for buying your first home in Highlands Ranch

  • Ask for both HOA budgets: the HRCA assessment and the condo or townhome association. Two sets of dues is normal here.
  • Ask the condo HOA for its reserve study and any special assessment planned; complexes from the 1980s and 1990s are where assessments show up.
  • Check FHA approval on the condo complex before you offer if you are using FHA or CHFA.
  • Do not compare houses by price alone: tax districts in Highlands Ranch run from about 95 to 163 mills.
  • Roof, furnace and water heater ages matter on 1990s homes; get them in writing from the seller disclosure.
