UQual Credit Repair: Raise Your Score to Buy a Colorado Home

How the UQual credit program works, the credit score you need to buy a home, the $1,000 cash to close program, and a calculator for how much house you can afford.

UQual credit repair, explained: The Kenna Group at Keller Williams DTC partners with UQual to help Colorado buyers raise the credit score they need to buy a home. If you searched "U Qual credit repair" or "what credit score do I need to buy a home," the short answer is this: Colorado down payment assistance through CHFA starts at a 620 score, FHA loans start at 580 for 3.5% down, and our Kenna Credit Care program with UQual is built to get buyers from where they are to those lines. Below: how U Qual works, the $1,000 cash to close program, your options, and what to do first. Looking in Denver, Aurora or Colorado Springs? Start here.

What credit score do you need to buy a home in Colorado?

There is no single number. The score you need depends on the loan, and your lender can set a higher minimum than the loan's own rules. Here is where each major loan type stands today.

Loan typeCredit score ruleWhat to know
FHA580 for 3.5% down. 500 to 579 needs 10% down.Mortgage insurance applies at any down payment. Many lenders require 620 or higher.
CHFA first-time buyer loans620 mid-scoreIncome limits, a CHFA-approved homebuyer class for each borrower, and a $1,000 minimum from you or a gift. A CHFA participating lender confirms eligibility.
ConventionalSet by the lenderFannie Mae removed its fixed 620 floor for automated approvals on loan files created on or after November 16, 2025. Lenders still set their own minimums, and manually underwritten loans still need 620.
VANo VA minimumThe lender sets the minimum. Published lender minimums vary, and 620 is common.

Our own rule of thumb, the one our agents use on every buyer call: at 620 or higher we can talk about down payment assistance and set up a lender review. At 580 to 619, a loan works when you also have your own money saved for closing. Under 580, the best first step is credit work, which is why we built Kenna Credit Care. What is UQual, and is it credit repair?

UQual (also written U Qual or UQUAL) is a Colorado loan readiness company based in Westminster. People search for it as credit repair, but UQual's own website says it is not a credit repair company and does not provide credit repair, debt settlement, legal or tax guidance. What it does: it gives you educational tools, loan readiness coaches and a customized plan to prepare to qualify for a loan.

The UQual platform works in three steps:

  1. Assess. You get a Loan Readiness Score that looks at your credit, your debt-to-income ratio and your documentation, the same three things a lender checks.
  2. Optimize. A dashboard shows what is holding you back and what to fix first, with coaching and progress tracking.
  3. Qualify. When you are ready, you can share a verified profile with mortgage professionals.

The first step with UQual is a free consultation, about 60 minutes. A coach goes through your real credit report with you and tells you what is holding your score down. If the fix is simple, like having no credit history yet, they tell you without signing you up. Some parts of UQual's program are paid, and budgeting help sits in the paid program. Ask UQual for the cost of anything before you agree to it.

How the Kenna Credit Care program works

Kenna Credit Care is our program for buyers whose credit or income is not ready for a lender yet. You do the credit work with UQual. We stay in your corner and keep your home search ready, so the day your score is there, you are not starting over.

1
Tell us where you are
Your score, income, any money set aside for closing, and whether you are buying with a co-borrower
2
Book the free UQual consult
UQual reviews your report and builds your plan. You can use any credit coach you choose instead
3
Get our plan emails
Every two weeks you get one clear step: what to fix, what to leave alone, and when to ask us a question
4
Tell us your score is up
We re-check your numbers on a call, then set up a lender review if you meet the program rules

We do not promise a score, a rate or an approval. Your lender makes the approval decision, and your credit results depend on your own credit file and your own follow-through.

The Kenna closing credit*

When you buy a home through The Kenna Group, we credit you up to $1,000 at closing toward what you spent improving your credit.*

*Closing credit: up to $1,000 toward what you spend improving your credit, applied at closing through Keller Williams Realty DTC, LLC, only when you buy a home through The Kenna Group, subject to lender approval.

The $1,000 cash to close program, explained

Buyers who meet the score and income rules can get into a Colorado home with about $1,000 of their own money at closing. It is a stack of three things, not one program:

  • Down payment assistance. CHFA, metroDPA, Aurora and other approved programs provide a second mortgage or grant for the down payment. On the CHFA second mortgage, repayment is deferred until you sell or refinance.
  • Seller-paid closing costs. Your offer asks the seller to pay closing costs and prepaids, within the caps for your loan type.
  • Your $1,000. Most programs ask for a $1,000 minimum from the buyer, and it can be a documented gift from a relative.

The catch is the credit score. These programs start at 620, and your income must fit the program limits, you must finish a homebuyer class, and the home must be your primary residence. That is why people who need to be credit-wise to buy a home start with their score. You still pay the home inspection and sometimes the appraisal before closing. The full walkthrough, with an example, is on our $1,000 cash to close in Colorado page.

So when your score qualifies, you do not have to spend years saving for a down payment. Down payment assistance and seller-paid costs are built to cover most of the cash. Your lender confirms what you qualify for, and programs and limits change, so we check the current terms with you before you write an offer.

How much house can you afford? Try the calculator

Move the sliders to see a monthly payment, or click What can I afford?, enter your income, monthly debts and cash for closing, and the calculator shows the price range your numbers support. It uses the current Freddie Mac average rate, Colorado tax and insurance defaults, and the FHA, VA and conventional loan rules. Your lender's numbers are the ones that count, and the calculator does not check your credit.

How to raise your credit score for a home loan

These are the moves that change a score, in the order lenders and the credit bureaus weigh them. FICO publishes its five factors: payment history 35%, amounts owed 30%, length of credit history 15%, new credit 10% and credit mix 10%.

What makes up a FICO score (percent of the score)

Payment history35%Amounts owed30%Length of credit history15%New credit10%Credit mix10%
  1. Pull your own reports. You can check each of the three bureaus once a week for free at AnnualCreditReport.com, the only site the FTC says is authorized for free reports.
  2. Dispute real errors yourself. Federal law gives you the right to dispute mistakes on your reports for free. A wrong late payment or an account that is not yours can cost points.
  3. Pay every bill on time. Payment history is the biggest factor. Set autopay for at least the minimum on every account.
  4. Pay down card balances. Amounts owed is the second biggest factor. Paying down revolving balances is one of the fastest ways to move a score.
  5. Keep old accounts open. Closing a card shortens your credit history and removes available credit.
  6. Do not open new credit. A new card or car loan during the process adds an inquiry and a payment, and it can sink a mortgage approval that was on track.
  7. Deal with collections the right way. Ask your coach or lender before you pay or settle one, because the order matters.

No company can remove accurate, timely negative information from your credit report, the FTC says. And under the Credit Repair Organizations Act, a credit repair company cannot charge you before it has finished the work it promised. If a company asks for money up front, walk away.

How long does it take to get your score up?

It depends on your file. Paying down card balances and fixing an error can move a score in 30 to 90 days. A score that is 100 points or more from where you need to be can take 6 to 12 months of steady work. UQual says its average client works with them 4 to 6 months and gains about 20 points a month. Every credit file is different, and results are not promised.

Watch-outs before you start

  • Nothing is promised. Not a score, not a loan approval, not a timeline. Your lender decides on approval.
  • Check the cost. Ask any credit coach or company what you pay, when you pay it and what you get in writing.
  • The closing credit has conditions. It applies only when you buy through The Kenna Group, and it is subject to lender approval.
  • Income counts too. A high score does not help if your income and debts do not fit the loan. Down payment programs have income limits.
  • Do not take on new debt. Wait for the keys before you finance a car or furniture.

Your credit-to-keys to-do list

Do these in order

  1. Pull your free reports at AnnualCreditReport.com and write down your three scores.
  2. Dispute any real error with the bureau that shows it. It is free.
  3. Set autopay for every bill, and pay your card balances down.
  4. Book the free UQual consult, or call or text 303-955-4220 and we will set it up with you.
  5. Use the calculator above to see your price range, and read how the $1,000 cash to close program works.
  6. Take a CHFA-approved homebuyer class. See our Colorado home financing page.
  7. Hold off on new cards, car loans and furniture financing until you have the keys.
  8. When your score is up, tell your agent. We re-check your numbers, line up a lender review and start your home search.

When your score is up, here is what happens next

Quick answers

What is UQual?

UQual (also written U Qual or UQUAL) is a loan readiness company based in Westminster, Colorado. It offers educational tools, loan readiness coaches and a customized plan to help you prepare to qualify for a mortgage. The Kenna Group at Keller Williams DTC partners with UQual through the Kenna Credit Care program.

Is UQual a credit repair company?

UQual's own website says it is not a credit repair company and does not provide credit repair, debt settlement, legal or tax guidance. It is a loan readiness company with coaching and a Loan Readiness Score that covers credit, debt-to-income ratio and documentation.

How much does UQual cost?

The first consultation, about 60 minutes, is free. Parts of UQual's program are paid, and UQual does not publish its prices. Ask UQual for the cost of anything in writing before you agree to it.

What credit score do I need to buy a home in Colorado?

It depends on the loan. FHA needs 580 for 3.5% down, or 500 to 579 with 10% down. CHFA first-time buyer loans need a 620 mid-score. VA has no VA minimum, USDA has no formal minimum, and conventional lenders set their own. Many lenders require 620 or higher.

Can I buy a home with a 550 credit score?

FHA rules allow 500 to 579 with 10% down, but many lenders will not go that low, and down payment assistance programs like CHFA start at 620. With a 550, credit work first opens more loan options. Call us and we will go through your numbers.

What is the $1,000 cash to close program?

It is a combination of down payment assistance, seller-paid closing costs and a $1,000 minimum from the buyer, which can be a gift. Buyers who meet the score, income and homebuyer class rules can close with about $1,000 of their own money. Your lender confirms eligibility.

Do I need money saved to buy a home after I fix my credit?

Not necessarily a large down payment. Colorado down payment assistance and seller-paid closing costs can cover most of the cash for qualified buyers, and you bring a $1,000 minimum that can be a gift. You still pay for the home inspection and sometimes the appraisal.

How long does it take to raise my credit score?

It depends on your credit file. Fixing an error or paying down card balances can show results in 30 to 90 days, and larger gaps take 6 to 12 months. UQual says its average client works with them 4 to 6 months. Results are not promised.

Do I have to use UQual to buy a home with The Kenna Group?

No. You can fix your credit yourself, use a HUD-approved housing counselor or choose another coach. The $1,000 closing credit* is toward what you spend improving your credit, and it applies when you buy a home through The Kenna Group, subject to lender approval.
