What do BackCountry owners get?

The Sundial House. The private members' lodge at 10989 Sundial Rim Road, built in 2009: a restaurant and pub, a terrace with a fire pit, a resort-style pool, a fitness center and movement studio, and treatment rooms, with an amphitheater beside it. The association states the fitness center is included in the monthly assessment.

Trails and ponds inside the gates. The Backcountry Association lists 10.5 miles of interior trails, Solstice Park on the west side, Windmill Park on the east, and several ponds (no fishing). Residents also reach the 9-mile South Rim Trails across 467 acres of the Backcountry Wilderness Area.

Plus HRCA. BackCountry is a sub-association of HRCA, so owners pay both and use the four HRCA rec centers as well.

What to check before an offer in BackCountry

  1. Order the Backcountry Association budget, dues and rules, plus the HRCA status letter.
  2. Read both sets of design guidelines before you plan landscaping, solar or an addition.
  3. Ask which builder collection the home came from; Shea's current new-home list shows no BackCountry collection, so treat every home as a resale.
  4. Golf carts must be electric, street-equipped, registered and insured under the association's rules.
  5. Check the parcel's tax districts in the Douglas County Assessor records.

What to watch out for

  • Two assessments. HRCA's $696 for 2026 plus the Backcountry Association's monthly assessment; the MLS shows both.
  • Private roads. The association lists 26 miles of private roads inside the gates, maintained through its budget.
  • Wilderness trail rules. Backcountry Wilderness Area trails are HRCA property with member rules and sunrise-to-sunset hours.
