Lockheed Martin is adding up to 1,250 jobs in Colorado over the next four years, at its campuses in Littleton and Highlands Ranch. Governor Jared Polis announced the expansion on October 8, 2026: up to 450 jobs in Douglas County and the rest at the Waterton Canyon campus in Jefferson County. If you are moving here for one of these jobs, or you own a home in Littleton, Highlands Ranch, Lakewood or Castle Rock, here is what the hiring means for home prices, payments and your next move.

What Lockheed Martin announced

Lockheed Martin Space will hire cybersecurity engineers, software engineers, technicians and administrative staff at the two campuses it already runs south of Denver. Douglas County says its site off C-470 and Kendrick Castillo Way in Highlands Ranch gets up to 450 of the jobs and 190,000 square feet of new space. The rest go to the Waterton Canyon campus in Littleton, which The Gazette reports already holds 8,000 workers. Lockheed Martin has worked in Jefferson County since 1955 and is the county's largest primary employer, KRDO reports, with 12,000 employees across Colorado.

Douglas County will rebate its share of the business personal property tax on Lockheed Martin's equipment. The company still pays full property tax on its land and buildings, and the rebate is written into the county's proposed 2027 budget.

How this affects you

Buyers. New hires start looking for homes near the two campuses, and that adds competition in the price ranges engineers shop. Today 331 Littleton homes are listed between $400,000 and $650,000, averaging $543,047 and 68 days on market. Get pre-approved now with Colorado home financing and run your numbers on the Colorado mortgage calculator so you write the first strong offer, not the fifth.

Sellers. Littleton homes average 74 days on market and Highlands Ranch homes 66, so buyers still hold the upper hand today. 1,250 new paychecks over four years shift that, starting with homes close to C-470 and Wadsworth. Get your free home value report and price to the buyers who arrive first.

Homeowners. Steady hiring supports values near the campuses. The median Highlands Ranch sale is $705,000 in our October Highlands Ranch market report. If you plan to move up, read how to sell and buy at the same time in Colorado.

The Colorado market. Metro Denver closed 2,849 homes in September, the fewest of any September since 2008 (see our report on the 2008 low). New jobs are the demand this market is missing. 1,250 jobs against 1,092 homes for sale in Littleton and Highlands Ranch puts the southwest metro ahead of the rest of the Front Range.

What to watch out for

  • Relocation package deadlines. Relocation benefits carry deadlines and repayment terms. Get them in writing from HR before you sign a lease or a contract.
  • Commute claims in listings. Drive the route at 7 AM before you write an offer. Waterton Canyon sits at the far southwest edge of Littleton.
  • HOA and metro district fees. Many Highlands Ranch and Littleton neighborhoods carry both. Add them to your payment before you compare homes.
  • Rental scams. New-hire waves draw fake rental listings. Never wire a deposit for a home you have not walked through.
  • Waiting for the rate. Waiting trades a rate for a price once hiring heats up. Read why lenders expect 7.5% through 2027.
