Denver Home Sales Hit a 2008 Low: What It Means for You

Denver home sales just hit their lowest September on record: 2,849 closings, down 21% from a year ago and the fewest for any September since 2008. If you want to buy a house in Denver or sell a home in the Denver metro, this is a buyer's market with 4.76 months of supply, homes selling below list price and more room to negotiate than any fall since the housing crash. The Denver Metro Association of REALTORS released the September 2026 numbers on October 3. Here is what they mean for your move.

Is the Denver housing market crashing?

No. Sales fell, prices did not collapse. The 2026 year-to-date median price for a single-family home in metro Denver is $650,000. What changed is the number of buyers who closed. Pending sales slipped 6% to 2,908, a slowdown, not a freefall. Mortgage rates near 7.3% to 7.5% kept buyers on the sidelines all summer. Read why Colorado inventory is piling up and what half a point of rate costs.

What the 2008 low means if you are buying

You have choice, time and bargaining power. With 13,567 homes for sale, you can tour, compare and negotiate. Homes closed at 98.45% of list price, so a $600,000 home sold for about $590,700. Ask the seller for a price cut, a rate buydown or closing costs. Read how to ask for seller concessions in Colorado and run your budget with can I afford a home now.

Condos and townhomes give buyers the most room to negotiate: 7.21 months of supply and a median price of $365,500, down 6% from a year ago. Start with Denver homes under $400K or the Colorado affordable homes list.

What the 2008 low means if you are selling

Price it right on day one. Buyers see every listing and skip the overpriced ones. Homes that sit go stale, and the price cut comes anyway. What to do this week

  1. Buyers: get pre-approved, then make offers below list with a seller credit. See Colorado home financing.
  2. Sellers: price to the last 90 days of sales and offer a rate buydown in the listing.
  3. Move-up buyers: read how to sell and buy at the same time in Colorado.
