Why are Colorado sellers cutting prices?
Too many homes, too few buyers at 7% rates. Colorado had 4.5 months of inventory in August 2026. In August 2021 it had 1.4 months. Higher mortgage payments pushed buyers to the sidelines, and listings stacked up. A Zillow Research analysis by Denver agent Cooper Thayer, reported by Colorado Public Radio on October 5, ranked Colorado first in the country for price cuts, ahead of Utah, Indiana and Tennessee. What a price cut costs a Colorado seller
Homes now sell at about 98% of list price. At the April 2022 peak they sold at 104%. On a $600,000 listing that is a $34,000 swing. The bigger cost is time: a home that sits collects showings with no offers, and buyers start asking what is wrong with it. Read why isn't my house selling.

A home with a price cut is a home with a motivated seller. Ask for the price, closing costs and a buydown in the same offer. Homes priced right in good neighborhoods still draw multiple offers, so move fast on those and negotiate on the rest. Read seller concessions in Colorado.

How do I avoid a price cut when selling my house?
Price to the last 90 days of closed sales, offer a rate buydown in the listing, fix inspection items before you list and market to FHA, VA and down payment assistance buyers.
Should buyers offer below asking in Colorado?
Yes on homes that have sat or had a price cut. Colorado homes sold at about 98% of list in August 2026. Ask for price, closing costs and a rate buydown together.
