Living in Highlands Ranch, CO Versus Parker, CO

I'm Brian Lee Burke, and I've been a REALTOR since 2003. I work in both Highlands Ranch and Parker, and they're close in price: the median home sold for $705,000 in Highlands Ranch and $681,000 in Parker over the last year.

What really separates them is how many homes come up for sale, how old the homes are, who runs the community and which side of the metro you'll drive toward. Here's how they compare, using MLS data I pulled on October 29, 2026 and official county, district and town sources.

Call or text my team, and we'll compare any two addresses for you.

The short version

Highlands Ranch vs Parker in one paragraph

Highlands Ranch costs a little more ($705,000 median vs $681,000 in Parker, 12 months ending October 28, 2026) and has far fewer homes for sale: 225 vs 593. Highlands Ranch is an unincorporated, mostly 1990s community where every home pays the HRCA. Parker is a town with more new construction and more variety in taxes and HOAs.

Highlands Ranch Has Far Fewer Homes for Sale

On October 29, 2026, Highlands Ranch had 225 homes for sale against about 96 sales a month, a little over two months of supply. Parker had 593 for sale against about 148 sales a month, about four months.

In Highlands Ranch, get pre-approved and set an alert before you start touring. In Parker, you'll usually have more to choose from and a little more time.

Established Homes vs New Construction

Highlands Ranch is close to built out. Census data puts its median year built at 1997, and none of its homes for sale on October 29, 2026 were new construction. Plan on an inspection that looks hard at roofs, furnaces, water heaters and sewer lines.

Parker had 66 new-construction homes for sale that day, mostly in the south and east. If you want a brand-new home, Parker has far more of them. See Parker new construction.

Who Runs Things: HRCA and a Metro District vs a Town

Highlands Ranch is unincorporated. Douglas County handles planning and zoning, the Highlands Ranch Metro District runs parks, trails and open space, and the HRCA is the master HOA. Every home in the HRCA pays $174 a quarter in 2026, which covers the four recreation centers. Exterior changes need HRCA approval.

Parker is a town with its own council. HOAs vary by neighborhood: 546 of 593 homes for sale listed an HOA fee, and 48 didn't. In Highlands Ranch, only 1 of 225 listed no HOA fee.

Taxes: More Predictable in Highlands Ranch

For tax year 2025, the most common Highlands Ranch total is 98.821 mills, and most tax areas fall between 94.786 and 107.621. On a $700,000 Assessor value, the common rate works out to about $4,580 a year.

Parker starts lower, at 85.123 mills (about $3,980 on the same value) for an in-town home with no metro district. But Douglas County lists 118 Parker tax areas reaching up to 210.035 mills, and 83 include a metro district. Check the exact parcel. My guides: Highlands Ranch property taxes and Parker property taxes.

Which Side of the Metro You'll Drive Toward

Highlands Ranch sits along C-470, between Santa Fe Drive on the west and I-25 on the east. Light rail stations at Littleton–Mineral, County Line and Lincoln are just outside it, and RTD Route 402L connects Mineral and County Line along Highlands Ranch Parkway.

Parker sits farther east, along Parker Road and E-470, with RTD FlexRide, Route PD and Route 483. Link On Demand, a free ride service, covers Highlands Ranch and parts of Parker. Drive your real commute from the actual address at rush hour before you choose.

Trails and Open Space

The Highlands Ranch Metro District manages 26 parks, more than 70 miles of trail and 2,644 acres of open space. The HRCA owns the 8,200-acre Backcountry Wilderness Area, with 26 miles of trail for members and their guests.

Parker's Town maintains 41 miles of trails, and the Cherry Creek Trail runs through town. Rueter-Hess Reservoir is open for paddling by reservation. We go to Rueter-Hess ourselves, and it's one of my favorite spots in Parker.

What's the Same: Schools, Soils and Radon

Both are in Douglas County School District RE-1, so use the district's school locator for the exact address. Both sit on expansive clay soils in places, and Douglas County is in EPA Radon Zone 1. I'd test for radon during every inspection period in either one.

Choose Highlands Ranch or Parker Based on These Points

Highlands Ranch may make more sense if you want:

  • Four HRCA recreation centers included in your assessment
  • Light rail stations just outside the community
  • More predictable tax bills from one address to the next
  • The Backcountry Wilderness Area

Parker may make more sense if you want:

  • New construction
  • More homes to choose from at once
  • A home with no HOA
  • A town government and a real Mainstreet
