Colorado FHA Loan Requirements

Colorado offers various FHA loans, each with unique requirements that may be stricter than conventional ones. It's advisable to consult your lender for specific loan requirements. However, here are some general FHA loan requirements for Colorado:

  • Credit Score: A credit score of 580 or higher is typically required under certain conditions. Lower credit scores may necessitate a larger down payment.
  • Down Payment: Down payment can range from 3.5% to almost 10%, depending on your credit score and other factors. Credit scores of 620 or higher can be required for down payment assistance. 
  • Employment: A minimum of two years of employment with verifiable, steady, and consistent income is required. Documentation may include tax returns, pay stubs, or W-2s, applicable to employees and self-employed individuals.
  • Mortgage Insurance: FHA loans mandate the payment of mortgage insurance premiums (MIP), with an upfront MIP of 1.75% in addition to monthly MIP throughout the loan's life.
  • Home Inspection Standards: FHA loans require properties to meet FHA-specific appraisal standards.
  • Principal Residential Property: FHA loans are intended for primary residences and cannot be used for rentals, investment properties, vacation homes, or business properties.
  • Debt-to-Income Ratio (DTI): FHA loans typically require a DTI of less than 57%. Many lenders in Colorado may prefer a DTI at most 43%.
