Fronterra Village Area Guide

Prices, home styles, HOA rules and what to check before you write an offer in Commerce City.

A live person answers. Not a robot, not a phone tree.

Fronterra Village is one community name spread across several filings and two separate metropolitan districts, with different arrangements for single-family homes and for townhomes. Which district and which association apply depends on the filing, and that changes the taxes, dues, and maintenance you compare from one home to the next.

Local favorites in Fronterra Village

  • Fronterra Park: 18.5-acre city park with a nine-hole disc golf course, skate area, play structures, shelters and walking path.
  • Las Margs: Mexican restaurant on 103rd Place serving home-style recipes and margaritas, with patio seating.
  • State House 38: Restaurant and bar on 104th Avenue with a rotating beer list.

Start with the type of home you want, then match each serious property to its filing and its district. That keeps a single community name from hiding a different recurring cost or maintenance duty a few streets away.

How Filings and Two Districts Divide Fronterra Village

Fronterra Village sits near 104th and Chambers on the north side of Commerce City. It grew through several filings between about 2002 and 2018, and today two quasi-municipal districts split the community by filing. The Fronterra Village Metropolitan District covers Filing No. 1, Filing No. 2, and the townhome subdivision. The Fronterra Village 2 Metropolitan District covers Filing No. 3 and the multifamily section.

Each district collects property taxes to repay debt from the original roads, utility lines, and public infrastructure, so the taxing district, the mill levy, and the remaining debt are not uniform across Fronterra Village. Confirm which district a home falls in before you compare its full monthly cost with another home nearby.

What the Mix of Homes Means for Your Search

Fronterra Village holds both single-family homes and townhomes, and the community is covenant-controlled with separate single-family and townhome association arrangements. A detached home generally puts more of the exterior and lot upkeep on the owner. A townhome can move some of that work to a shared arrangement while adding rules and dues that belong in the current documents.

Compare garage and parking access, lot position, exterior condition, drainage, finished space, and any evidence of later work. Two homes with similar interiors can carry different practical costs when one has private exterior duties and the other relies on a shared maintenance arrangement.

How Location Changes the Daily Routine

The useful comparison is not the community name alone, but how a particular street reaches the roads you use each day. Homes along the east edge sit near Second Creek open space and its trails, while other streets sit closer to the main connections out toward Chambers and 104th.

Drive the trip you expect to make at the hour you normally make it, and look at the streets right around the home. Corner position, alley access, nearby open space, and the way you enter the neighborhood can matter more day to day than a small difference on a map.

The Main Choices Inside Fronterra Village

ChoicePractical benefitTrade-off to weigh
Detached single-family homeMore direct control over the exterior and lotMore upkeep falls to the owner
TownhomeSome exterior work moves to a shared arrangementAssociation dues and rules need review in the current documents
Home in Filing 1 or 2 vs Filing 3Settles which metropolitan district and tax picture appliesThe mill levy and remaining district debt differ by filing

Neither home type is automatically cheaper to own. Compare the property tax record, the district charge, association dues, an insurance quote, utilities, and the work assigned to the owner. The right choice depends on which duties you want to handle and what the full monthly picture shows for the exact home.

Costs, Rules, and Records to Review

Who governs and serves the property

Confirm the filing, the metropolitan district, the association arrangement, and the utility provider for the exact home. Ask us to help locate and review the current declaration, rules, budget, fee schedule, meeting minutes, insurance information, and resale documents, which come from the association rather than a public lookup.

What recurring obligations apply

Review the district tax record and remaining debt for the filing the home sits in, then add the association dues for the single-family or townhome arrangement that applies. Commerce City's property and special-district tools can confirm the subdivision and district context for the address, and the district itself publishes its board records, bond-debt information, and a document library.

What property-specific work needs review

Use Commerce City eTRAKiT to match additions, finished basements, decks, and major remodeling with permits and inspections. Compare that record with the seller disclosures and what the inspection finds. The city map tools also show zoning, nearby development, and the special-district picture for the exact address before you write an offer.

Questions Buyers Still Ask

Does every Fronterra Village home pay into the same metropolitan district?

No. Filing No. 1, Filing No. 2, and the townhome section fall under the Fronterra Village Metropolitan District, while Filing No. 3 and the multifamily section fall under the Fronterra Village 2 Metropolitan District. Confirm the district, the mill levy, and the current debt for the exact home.

What differs between the single-family and townhome sections?

Dues, what the association maintains, and some design rules differ between the single-family homes and the townhomes. Compare those with the home's own exterior and maintenance obligations before you decide.

Which documents should I review before writing an offer?

Review the association declaration, rules, budget, fee schedule, meeting minutes, insurance information, the district tax and debt records, the property tax record, title work, seller disclosures, and any applicable permits.

Open the current Fronterra Village homes when you are ready to compare specific properties, or use the Commerce City Area Guide to compare the wider city. Kenna Real Estate Group can help locate and review the title work, association documents, district disclosure, permits, tax record, and insurance coverage for a named home. Those records do not settle what to offer or how to compete, so call, text, or email Brian Burke to talk through those choices.
