  • Parking and the alley. Many older houses have no garage and many condos sell one space. Ask about alley access, permit zones and what a second space costs.
  • The 1900s house. Sewer line, knob-and-tube wiring, lead paint, brick foundation, undersized rafters. Hire an inspector who does pre-1940 houses and add a sewer scope.
  • Count the second car. Dropping one car is $700 to $1,000 a month; that is $100,000 to $150,000 of mortgage at today's rates. The walkable house is not as expensive as it looks.
