Denver has eight neighborhoods with a Walk Score above 80 (Downtown and Capitol Hill lead at 94), and the suburbs have exactly one walkable place each: the old downtown. Littleton, Arvada, Golden, Louisville, Fort Collins, Boulder, Colorado Springs, Castle Rock, Loveland and Longmont all built a Main Street before the car, and the four to six blocks around it are the walkable homes in that city. What walkable costs, and what it saves

  • The premium. A house in Wash Park or Highland sells for more per square foot than the same house in a drive-everywhere subdivision, and the gap widens in slow markets because walkable inventory is fixed.
  • The savings. Dropping one car saves the payment, insurance, parking and gas. Households near the D, E and W lines and in the 90+ neighborhoods run on one car.
  • Parking. Many 1900s houses have no garage and many condos sell one space. A second car in Capitol Hill is a monthly problem.
  • Noise and Saturday night. Walkable means bars. Two blocks from the strip is the price of sleep.
  • Older houses. The walkable neighborhoods were built from 1890 to 1940. Sewer lines, knob-and-tube wiring, and lead paint show up in inspections; budget for them.
  • The suburb downtown premium. Downtown Littleton, Olde Town Arvada and Golden carry a premium for a four-block radius, then prices drop to the rest of the city.
