The HOA pet rules to read before you write the offer

  • Count. Two is the common cap in condos and townhomes; some single-family covenants cap at three. Three dogs in a two-dog building is a violation from day one.
  • Weight and breed. High-rise and mid-rise buildings in Denver and Colorado Springs carry 25- to 50-pound limits, and a list of barred breeds shows up in older covenants. Ask for the rules and regulations, not the summary.
  • Fencing. Many HOAs allow only 4-foot open-rail fence, or no fence on lots that back to open space. A big dog needs 6 feet of privacy fence, and that needs written approval.
  • Renting it later. If you plan to rent the home, the HOA's tenant pet rules apply, and some bar pets for tenants entirely.
  • City limits. Denver, Aurora and Commerce City have breed rules of their own; Denver repealed its pit bull ban in 2020 and now requires a breed-restricted permit. Check the city before the HOA.
  • Wildlife. Foothills and south-metro lots see coyotes, bears and mountain lions. A fenced yard does not protect a small dog after dark; ask the neighbors what they see.
