  • Who owns it. City, county, state or land trust: permanent. HOA: permanent as long as the HOA keeps paying the taxes. Developer or "future phase": not open space. The county assessor map shows the owner in one click.
  • What can be built. A utility easement or a detention pond looks like open space in July and becomes a substation or a fence line. Pull the plat and the zoning.
  • Trail traffic. A lot on a regional trail sees walkers at the fence all day. A lot on a nature preserve sees deer. Both are "backs to open space"; the price and the privacy differ.
  • Fire and wildlife. Open space in the foothills and the south metro is grass and scrub oak that burns. Insurers rate it. Get the quote in the inspection period.
  • Park-side in the city. Wash Park, City Park and Sloan's Lake blocks pay for the park with event traffic, parking and noise on summer weekends. One block back keeps the walk and loses the crowd.
  • HOA-owned open space fees. Highlands Ranch and Ken Caryl residents pay for their backcountry through the HOA. Ask what the open space line costs and what the reserve looks like.
