The Highlands Ranch homes for sale in the grid above span a 22,000-acre master-planned community in Douglas County: single-family homes from the first 1981 streets, and townhomes and condos near Town Center and Central Park. The Kenna Group at Keller Williams DTC, formerly Kenna Real Estate Group, sorts them by what changes the decision here: which section of town, which associations bill the home, and what it backs to.

Where are Highlands Ranch homes for sale, exactly?

  • Not a city. Highlands Ranch is an unincorporated community in Douglas County, 12 miles south of Denver. The Census Bureau counts it as a census-designated place: 103,444 residents in 2020 on 24.27 square miles of land.
  • Three bodies run it. Douglas County handles planning, zoning, road maintenance and public safety. The Highlands Ranch Metro District, an elected special district, runs the parks, trails, open space, major-road landscaping, storm drainage and the Highlands Ranch Mansion. The Highlands Ranch Community Association (HRCA) runs the four recreation centers, the Backcountry Wilderness Area and the covenants.
  • Three ZIP codes. 80126, 80129 and 80130. Some HRCA property carries a Littleton mailing address.

The $500K to $650K band carried the most closings. Median closed price: $706,500. Counts cover every residential MLS sale with a Highlands Ranch address in the date range shown.

What does a Highlands Ranch home cost beyond the price?

HRCA assessment. Every privately owned property inside the Community Association is an HRCA member. The 2026 assessment is $696 a year, billed at $174 a quarter, set by the HRCA board on October 21, 2025. Gleneagles Village, The Retreat, The Villages and Palomino Park pay an administrative-only assessment instead ($64 for 2026).

Sub-associations. Neighborhoods such as Backcountry, Bradford Hills, Firelight and Turnbury/Birkdale add their own association, with their own dues and often stricter covenants. The MLS listing names the sub-association; its fee is separate from the HRCA line.

Metro District tax. The Highlands Ranch Metro District is funded mostly by property taxes, so its levy sits on the Douglas County tax bill with the county and other districts. Read the parcel's tax districts in the Douglas County Treasurer's records.

At closing. HRCA charges a $175 transfer fee and $150 for the status letter.

Water and trash. Highlands Ranch Water, formerly Centennial Water and Sanitation District, supplies water and sewer. Trash service is opt-in: each owner signs up with a hauler.

How do you get around from Highlands Ranch?

Roads. C-470 runs along the north edge, west to Santa Fe Drive (US 85) and east to I-25, with express toll lanes. Broadway, University Boulevard, Lucent Boulevard and Quebec Street cross the community north to south; Highlands Ranch Parkway ties the sections together east to west.

Light rail. No station sits inside Highlands Ranch. The closest are Littleton•Mineral on the west side, County Line by I-25 and Lincoln in Lone Tree. RTD route 402L runs along Highlands Ranch Parkway between Littleton•Mineral and County Line stations.

Park-n-Rides. Highlands Ranch Town Center, 9255 Zotos Drive (177 free spaces), and C-470 and University Boulevard, 8392 S. Burnley Court (440 free spaces). Douglas County's free Link On Demand ride service also covers Highlands Ranch.

Commute. The Census Bureau's 2020-2024 survey puts the mean travel time to work at 24.2 minutes.

Is the home in Highlands Ranch and in HRCA?

A Highlands Ranch or Littleton mailing address does not settle it. Confirm three things before an offer:

  1. County and parcel. Look up the address in the Douglas County Assessor property search and the Douglas County Treasurer records for its tax districts.
  2. HRCA membership. HRCA has no public address lookup. Call HRCA at 303-791-2500, or order the HRCA status letter for closing.
  3. Sub-association. Read the listing's association lines and ask for the sub-association's covenants, budget and dues.
  4. Exterior plans. If you plan a fence, deck, paint, solar or an addition, read the HRCA Residential Improvement Guidelines first and check the sub-association's rules too.
  5. What the lot backs to. More than 4,700 homes back to Metro District open space, which doubles as drainage and utility corridors. Walk the back fence line.

What to watch out for in Highlands Ranch

  • Approval comes first. Most exterior work needs HRCA Architecture Committee approval before it starts, even repainting in the same colors or a like-for-like replacement. HRCA has 30 days to decide.
  • Two reviews in some neighborhoods. A sub-association can require its own architectural review after HRCA approves.
  • Backcountry trails are private. The Backcountry Wilderness Area trails are HRCA property, open to members and their accompanied guests with a rec center ID card, sunrise to sunset.
  • Watering days. Highlands Ranch Water limits outdoor watering days during drought stages. Check the current stage before you plan new sod.
  • Street parking is not HRCA's. HRCA cannot regulate public streets and sidewalks, so a parking problem on the street goes to Douglas County, not the association.

What do Highlands Ranch buyers ask?

Is Highlands Ranch a city?

No. It is an unincorporated community in Douglas County. Douglas County, the Highlands Ranch Metro District and the HRCA split the local services; there is no mayor or city council.

How much are HRCA dues in 2026?

HRCA members use the four recreation centers: Northridge (8800 S. Broadway), Eastridge (9568 S. University Blvd), Westridge (9650 Foothills Canyon Blvd) and Southridge (4800 McArthur Ranch Rd). The recreation part of the assessment pays for them.

How to Narrow Your Highlands Ranch Home Search

Choose a smaller community search when it matches the kind of home and location you want. Then compare the property record, association obligations, water service, and improvement rules that can change from one home to the next.

Start with a named community

Use a community search to focus on a smaller part of Highlands Ranch. Keep the citywide search nearby so one subdivision name does not hide useful alternatives.

Confirm every layer tied to the home

Check the Douglas County property record, Highlands Ranch Community Association rules, any additional association, and the water provider for the exact property.

Compare the market, then ask

Use the current market snapshot to compare available homes. Save the search you want to follow, and ask for the seller's association documents before making an offer.

Use the Highlands Ranch Guides for the Broader Comparison

The Highlands Ranch Area Guide compares the four broad parts of the community, housing patterns, daily trips, and ownership trade-offs.

Highlands Ranch Area Guide

What Can Change From One Highlands Ranch Home to Another

The Highlands Ranch Community Association, or HRCA, publishes its residential property-owner information and assessment information. Ask the seller for the current HRCA rules, assessment status, and any additional association's budget, fee schedule, insurance information, and special-assessment history.

Exterior changes can require association review. Read HRCA's covenant-improvement information, then confirm the current requirements for the exact home and proposed work before treating an addition or exterior change as available.

Highlands Ranch Water is the public water and wastewater provider for its service area. Confirm the provider and current service details for the property instead of relying only on the Highlands Ranch mailing name.

The Douglas County residential property maps help place a home within the county's mapped records. Use the map and assessor search together, then ask about any private association boundaries that do not appear in the county record.

Ask About a Highlands Ranch Home

Send the address or listing you are considering. Kenna Real Estate Group can help locate and review county records, association rules, water-service information, and other property-specific questions before you tour or prepare an offer.
