18 Things to Know BEFORE Moving to Castle Rock, CO

I'm Brian Lee Burke, and I've been a REALTOR since 2003. If Castle Rock is on your list, this is what I'd want a friend to know before buying here.

Castle Rock is the Douglas County seat, halfway between Denver and Colorado Springs on I-25. It has a historic downtown, more than 100 miles of Town trails and a market that sold about 1,700 homes in the last year. It also has its own water system with its own rates, metro district tax bills and a lot of new building. Every number below is MLS data I pulled on October 29, 2026.

Call or text my team with questions about any address.

The short version

Castle Rock in one paragraph

As of October 29, 2026, Castle Rock had 544 homes for sale. Over the last 12 months (Oct 29, 2025 to Oct 28, 2026), 1,690 homes sold at a median of $685,000, and the median home sold for 99.4% of its last list price. My advice: check the metro district, the water bill and the town boundary for every address.

Castle Rock Has Grown About 15% Since 2020

The Census Bureau's latest estimates put the Town of Castle Rock at 73,162 people at its April 2020 base and 83,815 on July 1, 2025. That's more than 10,000 new residents, about 15% growth in a little over five years.

You see it in new neighborhoods on both sides of I-25 and in road projects like the new Crystal Valley Parkway interchange. When you tour, ask what's planned on the open land nearby.

A Castle Rock Address Isn't Always the Town of Castle Rock

Castle Rock mail uses three main ZIP codes: 80104, 80108 and 80109. Not every Castle Rock address is inside town limits, and 80108 also covers the City of Castle Pines and unincorporated areas around it.

That changes the tax levies, who plows the street and who supplies water. I check the Town's maps and the Douglas County Assessor record for the exact address before my buyers write an offer.

What Homes Actually Sell For in Castle Rock

Asking prices and sold prices tell different stories. I only trust what actually closed.

Castle Rock sold homes, last 12 months

1,690homes sold
$685,000median sold price
$267median price per sq ft
99.4%median sold-to-list price

MLS data pulled October 29, 2026. Sales from October 29, 2025 to October 28, 2026, Castle Rock city search, residential.

305 of those 1,690 homes (about 18%) sold above their last list price, and 355 (about 21%) sold for less than 97% of it. By ZIP, 80104 had 738 sales at a median of $630,000, 80109 had 481 at $644,000, and 80108 had 471 at $875,000.

Right now, 544 homes are for sale with an average list price of $1,026,415 and an average of 90 days on market. Another 127 are under contract or pending. Averages run higher than medians because the most expensive homes pull them up.

Where Castle Rock Prices Fall

Half of Castle Rock's sales land between $500,000 and $750,000. Here's the split for the last 12 months, next to what's for sale on October 29, 2026.

PriceSold (12 mo)ShareFor sale now
Under $500K18211%77
$500K–$750K84550%203
$750K–$1M35121%118
Over $1M31218%146

Over $1 million, there are 146 homes for sale against about 26 sales a month. If you're buying there, you have choices and room to negotiate. Under $750,000, homes turn over faster, so be ready to move.

Most of What's for Sale Is a Single-Family Home

Of the 544 homes for sale on October 29, 2026, 474 were single-family homes, 34 were townhomes and 35 were condos. 157 were ranch-style, 59 sat on an acre or more, and 21 were in age-restricted 55+ communities. The median home sold in the last year had 4 bedrooms, about 2,800 square feet and a 0.17-acre lot.

Attached homes are scarce. See Castle Rock townhomes and Castle Rock condos, and set an alert so you see new ones the day they list.

New Construction Is Everywhere

52 of the homes for sale on October 29, 2026 were marked new construction, with an average list price of $1,127,949. New homes are going up in places like Dawson Trails, The Meadows, Terrain, Crystal Valley Ranch and Montaine. Local news coverage puts Dawson Trails alone at about 2,000 acres and more than 5,800 planned homes.

Before you sign a builder contract, I want you to know the metro district levy, the HOA, the warranty, what's included, and what will be built behind the lot. Bring your own agent to the first visit; many builders won't register an agent who shows up later. See Castle Rock new construction.

Most Listings Have an HOA

503 of the 544 Castle Rock homes for sale on October 29, 2026 listed an HOA fee. The 59 without one had an average list price of $1,318,588.

Read the HOA's budget, reserve study, rules and any planned special assessments before your inspection deadline. HOA dues are separate from metro district taxes, and many Castle Rock homes pay both.

Your Tax Bill Depends on the Metro District

For tax year 2025, a Castle Rock home inside town limits with no metro district carries 69.845 mills, including 0.920 mills for the Town. Most metro district areas in town total about 92 to 165 mills. Founders Village is at the top, at 164.858.

On a $700,000 Assessor value, that's about $3,310 a year with no metro district and about $7,470 in a Founders Village area. Same value, more than double the bill. Look up the exact parcel at the Douglas County Assessor before you write an offer.

Same $700,000 value, different tax bill

$3,310no metro district (69.845 mills)
$4,300Crystal Valley MD 2 area (92.370 mills)
$5,040Castle Oaks / Terrain area (109.295 mills)
$7,470Founders Village area (164.858 mills)

My estimates from Douglas County 2025 mill levies at 2025 assessment rates (7.05% school, 6.25% other). $700,000 is an Assessor value, not a sale price. Confirm each parcel with Douglas County.

Castle Rock Water Has Its Own Rates

The Town runs its own utility, Castle Rock Water. Its 2026 residential charges include a $36.30 monthly renewable water charge on top of the $11.49 water service charge, $8.65 for wastewater and $8.79 for stormwater. That's $65.23 a month before you use a gallon. Usage is billed in tiers, from $3.39 per 1,000 gallons up to $10.31.

The reason: Castle Rock is moving off deep aquifer wells. In 2025 about one-third of its water was renewable, and the Town's goal is 100% renewable by 2065. Ask the seller for a year of water bills.

I-25 Is Your Main Road, and There's No RTD

Almost every trip north or south runs on I-25. The new Crystal Valley Parkway bridge and Dawson Trails Boulevard opened in November 2025, and the full interchange is scheduled for 2027.

Castle Rock voters opted out of RTD in 2005, so there's no light rail or regular RTD bus. Link On Demand, a free ride service, covers Castle Rock, Highlands Ranch, Lone Tree and parts of Parker, Monday through Saturday. My advice: drive your real commute from the actual address at rush hour before you commit.

Downtown Castle Rock Is the Real Thing

Downtown Castle Rock centers on Wilcox and Perry streets and Festival Park. Three of its rhyolite stone buildings are on the National Register, including the former depot, now the museum, and the Castle Café building.

Starlighting, when the star on top of the rock is lit, has run since 1962. In 2026 it's Saturday, November 21, from 2 to 6 p.m. at Wilcox Square and Festival Park. See Castle Rock walkable homes.

104 Miles of Town Trails and Philip S. Miller Park

The Town manages 104 miles of trails, 25 parks and more than 4,000 acres of open space. Philip S. Miller Park covers 300 acres with an 8-mile trail network, and its Challenge Hill climbs 200 steps and 178 feet.

If trail access matters to you, check where the nearest trailhead actually is from the address. See Castle Rock homes near trails.

Shopping and Health Care Are Close

The Outlets at Castle Rock sit at 5050 Factory Shops Boulevard, next to the Promenade shopping area west of I-25. AdventHealth Castle Rock is at 2350 Meadows Boulevard.

Look Up School Boundaries by Address

Castle Rock is served by Douglas County School District RE-1, and the district's levies, 45.528 mills, are the largest piece of the property tax bill. Attendance boundaries follow the address, not the neighborhood name or ZIP code.

Use the district's school locator for the exact address before you go under contract.

Soils, Radon and Wildfire Maps

Douglas County has expansive clay soils and heaving bedrock in places, and Colorado sellers must disclose known soil conditions. The EPA recommends radon testing for every home, and Douglas County sits in its highest radon zone. A radon test during your inspection period costs little.

The Town also publishes a Wildfire Hazard Zone Map from its 2022 Community Wildfire Protection Plan. Check the address on it and get an insurance quote early.

Ask these before your inspection deadline

  • Is the home inside Town of Castle Rock limits?
  • Which metro district, and what is the total mill levy?
  • Who provides water, and what were the last 12 bills?
  • What are the HOA dues and reserves, and any planned special assessments?
  • Has the home been tested for radon?
  • Is the address in a wildfire hazard zone, and what does insurance cost?

Newer Homes and Established Homes Need Different Checks

Established homes in areas like Plum Creek or Castlewood Ranch come with mature landscaping and a visible maintenance history, but roofs, furnaces and sewer lines may be near the end of their life. Ask for a sewer scope and the age of each system.

Newer homes have newer systems and builder warranties, but check grading and drainage, unfinished landscaping, nearby construction and what the warranty covers. Either way, have every home inspected.

Selling Before You Buy? Start With Your Number

Many Castle Rock buyers are also selling. Your equity sets your budget, your timing and whether you can make an offer without a sale contingency. I'd get your home's value first, then plan the move. Selling in Castle Rock? See selling a home in Castle Rock.
