The Highlands Ranch homes for sale in the grid above span a 22,000-acre master-planned community in Douglas County: single-family homes from the first 1981 streets, and townhomes and condos near Town Center and Central Park. The Kenna Group at Keller Williams DTC, formerly Kenna Real Estate Group, sorts them by what changes the decision here: which section of town, which associations bill the home, and what it backs to.
The navy shape is the Highlands Ranch census-designated place (an unincorporated community, not a city) as the US Census Bureau draws it in its 2026 boundary data. The sage shapes around it are the neighboring towns and unincorporated areas. Teal pins mark landmarks. Rust pins mark local favorites: places to eat, shop and get outside. Sage pins mark Highlands Ranch neighborhoods with homes for sale, each placed at the center of its listings.

One of the four sections HRCA divides Highlands Ranch into, anchored by the Northridge Rec Center at 8800 S. Broadway in ZIP 80126.
The Eastridge Rec Center and the HRCA office share 9568 S. University Boulevard. Palomino Park sits in the northeast corner by Quebec Street and C-470, with its own owner sections and a reduced HRCA assessment.
The Southridge Rec Center at 4800 McArthur Ranch Road opened in 2005. The Hearth and Firelight, two of the larger sub-associations, sit along McArthur Ranch Road and Poston Parkway.
The west side, around the Westridge Rec Center at 9650 Foothills Canyon Boulevard, which opened in 2001 and has finished its refresh. Westridge Knolls is one of its sub-associations.
Shea's gated 1,100-acre community opened in 2007: about 1,250 single-family homes behind staffed entrances, with the Sundial House members' lodge. The main gate is at Wildcat Reserve Parkway and Broadway.

HRCA assessment. Every privately owned property inside the Community Association is an HRCA member. The 2026 assessment is $696 a year, billed at $174 a quarter, set by the HRCA board on October 21, 2025. Gleneagles Village, The Retreat, The Villages and Palomino Park pay an administrative-only assessment instead ($64 for 2026).
Sub-associations. Neighborhoods such as Backcountry, Bradford Hills, Firelight and Turnbury/Birkdale add their own association, with their own dues and often stricter covenants. The MLS listing names the sub-association; its fee is separate from the HRCA line.
Metro District tax. The Highlands Ranch Metro District is funded mostly by property taxes, so its levy sits on the Douglas County tax bill with the county and other districts. Read the parcel's tax districts in the Douglas County Treasurer's records.
At closing. HRCA charges a $175 transfer fee and $150 for the status letter.
Water and trash. Highlands Ranch Water, formerly Centennial Water and Sanitation District, supplies water and sewer. Trash service is opt-in: each owner signs up with a hauler.
Roads. C-470 runs along the north edge, west to Santa Fe Drive (US 85) and east to I-25, with express toll lanes. Broadway, University Boulevard, Lucent Boulevard and Quebec Street cross the community north to south; Highlands Ranch Parkway ties the sections together east to west.
Light rail. No station sits inside Highlands Ranch. The closest are Littleton•Mineral on the west side, County Line by I-25 and Lincoln in Lone Tree. RTD route 402L runs along Highlands Ranch Parkway between Littleton•Mineral and County Line stations.
