Colorado seller check

How many homes compete with yours?

Selling a house in Highlands Ranch, Denver or anywhere on the Front Range? Pick your city, home type and bedrooms. This check counts the similar homes for sale or coming soon right now, then shows their median list price, how long they have been listed and how many have already cut their price. The Kenna Group at Keller Williams DTC built it on the same MLS feed as our home search.

50 three-bedroom houses were for sale or coming soon in Highlands Ranch when our data was checked on Nov 1, 2026. Median list price $627,500, median 43 days since listed. Turn on JavaScript to check your own city, home type and bedrooms, or call or text 303-955-4220.

Why the number of similar homes matters when you sell

Buyers set your price by comparing your home with the other homes they can buy this week. The more similar homes for sale in your city, the more choice buyers have, and the harder your price, condition and photos have to work to win that comparison. Fewer similar homes means the first good listing gets the showings.

Price

An appraiser values your home from closed sales. Buyers decide which homes to see from the active listings. Priced above similar homes, yours becomes the one that makes the others look like a deal. See how to price your home.

Days on market

The first two weeks bring the most showings. A home that sits gets shown less and draws lower offers. Our days-on-market cost slider shows what each extra month costs.

Price cuts

A high share of price cuts means sellers in that group started too high. Their asking prices today are your real competition, not the prices they started at. See price-reduced homes in Highlands Ranch.

What to do if many similar homes are for sale

  1. Price against today's listings, not last spring's sales. Start with a Smart Pricing Report or a free home value built from the homes in the check above.
  2. Study the three lowest-priced similar listings. At your price, your home has to be the better buy than each of them: more updated, better located or ready to move in.
  3. Fix what shows in photos. Paint, light fixtures, carpet and the front yard are what buyers compare first online. See projects that add value before you sell.
  4. Use coming soon to build a buyer list. A coming soon period lines up showings for the first weekend instead of trickling them out. See how we market your home.
  5. Offer terms before you cut the price. A credit toward the buyer's closing costs or a rate buydown arranged with a lender of your choice can win the buyer who is choosing between you and the house down the street. See seller concessions in Colorado and the listing buydown strategy.

Seller competition questions

How many similar homes for sale is a lot?

Compare the count with how many similar homes sell in a month. Divide the homes for sale by monthly sales and you get months of supply. Under four months favors sellers, over six favors buyers. We pull monthly sales for your street in a Smart Pricing Report.

Does the count include homes under contract?

No. The check counts Active and Coming Soon listings only, the homes a buyer can still choose instead of yours. Homes under contract are left out, and so are homes for sale by owner that are not in the MLS.

Why does the check show the median list price instead of the average?

The median is the middle asking price: half the similar listings ask more, half ask less. A few very large homes can pull an average far above what most similar homes ask, so the median is the fairer yardstick.

What counts as a price cut?

A listing whose asking price is lower today than when it was first listed. We read each listing's MLS price history once a day. Homes listed after that daily check are left out of the share until the next one.

How current are these numbers?

The count, median list price, median days since listed and coming soon count are live from the MLS feed our home search uses each time you change a choice. The price cut share is refreshed once a day, early in the morning, and shows the date it was read.
