What is the age rule in Heritage Eagle Bend?

By the association’s own FAQ, Heritage Eagle Bend began as a 55-and-older community, and its governing documents were later amended to let people aged 45 to 54 buy. Residents over 19 may live in a home as long as an age-qualified person also lives there full time; no one under 18 may live in the community, and guests 18 and under may visit for up to 90 days in a 365-day year. New owners bring ID for everyone in the home and the warranty deed to an orientation, which the association says is required to maintain the age restriction. Read the recorded documents for the exact wording before you write an offer.

How are the associations set up?

  • Master Association: every home belongs to it. Its assessments cover the operating costs of common areas such as the clubhouse and the golf course, plus reserves, and are due on the 1st of each month.
  • Traditions: the duplexes also belong to the Traditions sub-association.
  • Villages: the townhomes also belong to the Villages sub-association. Single-family homes have no sub-association.
  • Leases: the association says one-year leases are preferred and short-term rentals are not allowed.

On October 24, 2026, 15 of the 18 listings showed a $373 monthly HOA fee and one showed $348. The association posts its 2026 assessment schedule and its buying and selling fees for owners and agents.

What comes with the community?

  • Heritage Eagle Bend Golf Club: 18 holes, par 72, designed by Arthur Hills and opened July 28, 2000, at 23155 E. Heritage Parkway. The club offers resident tee times and rates and takes public tee times too.
  • The clubhouse: indoor and outdoor pools, a restaurant, a fitness facility, billiards, a lounge and meeting rooms, by the association’s description.
  • Jurisdiction: the Census Bureau’s geocoder places Heritage Parkway addresses in the City of Aurora, Arapahoe County.

How does a 55+ community qualify under federal rules?

Federal fair housing rules let a community limit sales or rentals by age only if it qualifies as housing for older persons. For a 55+ community that means at least 80% of occupied homes have at least one resident 55 or older, the community publishes and follows policies showing it is meant for people 55 and older, and it verifies ages, updating those records by survey at least once every two years (24 CFR 100.305 to 100.307). Housing for people 62 and older is stricter: every occupant must be 62 or older. So a 55+ label does not mean every resident is 55; the community’s own rules set who else may live in the home.

What should you check before an offer in Heritage Eagle Bend?

  • Who will live in the home and whether each person meets the age rule, before you go under contract.
  • Which association bills you: Master only for a single-family home, Master plus Traditions or Villages for a duplex or townhome. Ask for each budget and reserve study.
  • Fees at closing from the association’s buying and selling fee schedule, so they show on your settlement statement.
  • Golf course lots: stray balls, maintenance hours and any easement along a fairway.
  • Taxes: the Arapahoe County Assessor record for the parcel shows every levy, including any special district.

Colorado senior property tax exemption. An owner who is 65 or older on January 1 and has owned and lived in the home as a primary residence for at least 10 straight years can have 50% of the first $200,000 of actual value exempted, filed with the county assessor by July 15. A 2024 law (SB24-111) let a senior who already had the exemption move it to a new home for tax years 2025 and 2026; SB26-116 ends that portability starting with tax year 2027. If you are selling a long-held home to buy in a 55+ community, ask the county assessor how the exemption applies before you close.

HOA registration. Colorado requires every HOA to register with the Division of Real Estate each year (C.R.S. 38-33.3-401); an HOA whose registration lapses cannot enforce assessment liens until it re-registers. The Division’s HOA Information and Resource Center explains owner rights but does not regulate HOAs or settle disputes.

Watch out: "Eagle Bend" also names all-ages neighborhoods nearby (Creekside, Ridgeview, Stratus). Only Heritage Eagle Bend carries this age rule; confirm the subdivision on the county record.
