The Reserve at Green Valley Ranch: the 55+ community in Aurora

The Reserve at Green Valley Ranch homes for sale are single-family homes in a 55+ active adult community in Aurora, Colorado (ZIP 80019, Adams County). Oakwood Homes markets The Reserve as a 55+ community in Green Valley Ranch on Denver’s eastern edge, but the homes sit inside the City of Aurora. The MLS files them under four names: "The Reserve At Green Valley Ranch", "The Reserve At Green Valley Ranch East", "The Reserve" and "Green Valley Ranch East", so the first grid on this page shows only part of the community. The Kenna Group at Keller Williams DTC added the grid just above this section: every listing under those names marked age-restricted (55+), active or coming soon, updated daily.

Is The Reserve at Green Valley Ranch in Denver or Aurora?

Aurora. Green Valley Ranch is a Denver neighborhood name, and the builder uses it, but the Census Bureau’s geocoder places The Reserve’s streets (Quatar Street, Quemoy Court, Tempe Street, East 49th Place) in the City of Aurora, Adams County, and the listings carry Aurora addresses in ZIP 80019. Property tax, city services and the county record all follow Aurora and Adams County, so search the Adams County Assessor, not Denver’s, when you check a home.

What does the community offer?

  • The Farmhouse. Oakwood Homes names The Farmhouse as the amenity center, with a fitness center, a golf simulator and a demonstration kitchen, plus pickleball courts, a beach-entry pool with a lap lane and sun deck, and trails.
  • Gated, with exterior services. Listings in the grid name a clubhouse, fitness center, pool, spa and a gated entry, and list grounds maintenance, snow removal, trash and recycling among what the dues cover.
  • Dues. 22 of the 23 listings on October 24, 2026 show an HOA fee of $260 a month (one shows $245). Ask for the current budget: closed sales over the past year show both amounts.

The amenity list comes from the builder’s own page; confirm current hours, fees and rules with the association before you write an offer.

How do the 55+ rules work here?

Federal fair housing rules let a community limit sales or rentals by age only if it qualifies as housing for older persons. For a 55+ community that means at least 80% of occupied homes have at least one resident 55 or older, the community publishes and follows policies showing it is meant for people 55 and older, and it verifies ages, updating those records by survey at least once every two years (24 CFR 100.305 to 100.307). Housing for people 62 and older is stricter: every occupant must be 62 or older. So a 55+ label does not mean every resident is 55; the community’s own rules set who else may live in the home.

What should you check before an offer in The Reserve?

  • The recorded declaration: the age rule, who must be 55 or older, and whether younger household members or caregivers may live in the home.
  • New or resale. 11 of the 23 listings on October 24, 2026 are marked new construction in the MLS. Ask for the builder warranty, the completion date and whether the price includes the lot premium and options.
  • The dues and what they cover: the budget, the reserve study and any planned assessment.
  • Metro district taxes. The Green Valley Ranch East Metropolitan Districts levy property tax in this part of Aurora. Whether one covers a given home, and at what levy, is on its Adams County Assessor record; read the district disclosure in your contract packet too.
  • The subdivision name on the county record, since the MLS uses four names for this one community.

Colorado senior property tax exemption. An owner who is 65 or older on January 1 and has owned and lived in the home as a primary residence for at least 10 straight years can have 50% of the first $200,000 of actual value exempted, filed with the county assessor by July 15. A 2024 law (SB24-111) let a senior who already had the exemption move it to a new home for tax years 2025 and 2026; SB26-116 ends that portability starting with tax year 2027. If you are selling a long-held home to buy in a 55+ community, ask the county assessor how the exemption applies before you close.

HOA registration. Colorado requires every HOA to register with the Division of Real Estate each year (C.R.S. 38-33.3-401); an HOA whose registration lapses cannot enforce assessment liens until it re-registers. The Division’s HOA Information and Resource Center explains owner rights but does not regulate HOAs or settle disputes.

Watch out: a search for "Green Valley Ranch" alone returns thousands of Denver homes of all ages. Only the homes in the grid above are marked 55+ in The Reserve.
