Windsor Gardens in Denver and Heather Gardens in Aurora carry more 55+ homes for sale than the rest of the Front Range combined, and they are the least expensive way into an active adult community in Colorado. Newer communities such as Montaine in Castle Rock, Hilltop at Inspiration in Aurora, Anthem Ranch in Broomfield and Heritage Todd Creek in Thornton sell for two to three times as much and add a metro district to the HOA. Windsor Gardens in Denver and Heather Gardens in Aurora. Both are condo communities from the 1960s and 1970s with golf, pools and rec centers, and homes there list well below the newer active adult communities.
Montaine in Castle Rock, Hilltop at Inspiration in Aurora, Anthem Ranch and Skyestone in Broomfield, Heritage Todd Creek in Thornton and the newer phases in Timnath and Windsor. Expect an HOA plus a metro district.
In most Colorado communities one resident must be 55 or older and the rest 40 or older, with limits on how long younger guests stay. Read the recorded covenant before you buy.
