What the best Next Gen home Realtor checks before you buy a home with a second suite

The best Realtor for Next Gen and multigenerational homes in Colorado knows which floor plans have a true separate entrance, which cities let you add an accessory dwelling unit, and how an appraiser values the second kitchen; Brian spent 25 years in construction, 13 as a multifamily construction superintendent. Short answer

Ask which builders sell a suite with its own entrance and kitchenette, whether the city allows a second kitchen or an ADU on the lot you are looking at, and how the agent has seen appraisers treat the suite. An agent who has walked the Lennar Next Gen plans and read a zoning map answers in a minute.

The four kinds of multigenerational home in Colorado, and what to check on each

TypeWhat it isWhat we check
Builder Next Gen planA new home with a private suite: separate entrance, living room, kitchenette, bedroom, bath; some add a one-car garage bay and laundry for the suite. Lennar builds these in several Front Range communities.Which plan and elevation, the metro district levy, builder incentives, and your own agent registered at the first model visit.
In-law suite in a resale homeA main-floor or basement suite with a bedroom, bath and kitchen or kitchenette, often added after the house was built.Permits for the kitchen and bath, egress windows, a second furnace or zone, and how the county assessor records the finished space.
Home with an ADUA detached or attached accessory dwelling unit with its own address or entrance. Denver has allowed ADUs on about 70% of its land since December 16, 2024, and Colorado’s HB24-1152 required metro-area cities to allow one ADU per single-unit lot by June 30, 2025.The permit, whether short-term or long-term rental is allowed, separate utilities, and parking rules.
Lock-off basementA finished basement with a separate exterior entrance and a kitchenette or wet bar that can be closed off from the main floor.Egress, ceiling height, moisture history, and whether the city counts it as a second unit.

Mortgage note: lenders value the house as one home. An appraiser counts the suite’s finished square footage and features, not a second rent, unless the property is a legal two-unit home. Many of our buyers use Mike Oswald at Rate and trust him. We are not affiliated, you can use any lender you choose, and we receive nothing for the introduction.

How we find the right multigenerational home

Step 1

The suite you need

Main floor or basement, full kitchen or kitchenette, separate entrance, one level with no steps. We search the MLS by those words and by plan.

Step 2

City and lot rules

Second kitchen, ADU and rental rules for the exact address, checked before you tour.

Step 3

Tour with a builder's eye

Brian's construction read on the suite: HVAC, venting, egress, sound, permits.

Step 4

The offer

Builder incentives negotiated on a Next Gen plan; permits and inspection terms on a resale suite.

Step 5

Closing

Inspection, appraisal and every deadline tracked to the day, with a transaction coordinator.

What to watch out for on a multigenerational home

  • An unpermitted second kitchen can be ordered removed. Ask for the permit history before you offer.
  • A basement bedroom without an egress window is not a legal bedroom.
  • Do not count on renting the suite until the city confirms the zoning and the rental license rules.
  • On a Next Gen plan, the builder registers your agent at the first model visit. Pick your agent first.
  • One furnace for two kitchens and two living rooms is a comfort problem. Ask about zoning the HVAC.
