Best Realtor for Seniors & 55+ Buyers and Sellers in Colorado

Best Realtor for seniors and 55+ buyers and sellers in Colorado: downsizing, estate and probate sales, 55+ moves. 5.0 stars on 283 Google reviews, A+ BBB.

What the best Realtor for seniors and 55+ home buyers and sellers does differently

The best Realtor for seniors is the one who plans the sale and the next move as one job: what the long-held house sells for, where the money goes next, and how the move happens without a scramble. That covers downsizing, selling a home of thirty years, estate and probate sales, moving into a 55+ community and helping heirs with a reverse mortgage payoff. REALTOR® Brian Lee Burke, the hardest working man in real estate, and our team of real estate agents at The Kenna Group at Keller Williams DTC do this work every week for 55+ home buyers and sellers across the Denver metro, Northern Colorado and Colorado Springs. If you are comparing real estate agents for seniors, ask each one for the same proof we publish below. Call or text 303-955-4220. A live person answers.

Short answer

How do I find the best real estate agent for a senior move in Colorado?

Interview two or three agents and ask each for four things: closings with addresses, a written price for your house with the time frame for each price, a plan for the order (sell first, buy first or both at once) and who handles the move date. Pick the one who answers the phone and puts it in writing. The Kenna Group publishes its proof on this page: 5.0 stars on 283 Google reviews, A+ BBB, licensed since 2003.

The rules that change a 55+ move in Colorado

Federal fair housing rules let a community limit sales or rentals by age only if it qualifies as housing for older persons. For a 55+ community that means at least 80% of occupied homes have at least one resident 55 or older, the community publishes and follows policies showing it is meant for people 55 and older, and it verifies ages, updating those records by survey at least once every two years (24 CFR 100.305 to 100.307). Housing for people 62 and older is stricter: every occupant must be 62 or older. So a 55+ label does not mean every resident is 55; the community’s own rules set who else may live in the home.

Colorado senior property tax exemption. An owner who is 65 or older on January 1 and has owned and lived in the home as a primary residence for at least 10 straight years can have 50% of the first $200,000 of actual value exempted, filed with the county assessor by July 15. A 2024 law (SB24-111) let a senior who already had the exemption move it to a new home for tax years 2025 and 2026; SB26-116 ends that portability starting with tax year 2027. If you are selling a long-held home to buy in a 55+ community, ask the county assessor how the exemption applies before you close.

HOA dues and what they cover. Many 55+ communities include exterior maintenance, snow and lawn care in the dues; others cover only the clubhouse. We get the budget, the reserve study and the last two years of minutes before the inspection deadline.

How we run a 55+ move, start to finish

Step 1

Know your number

A Smart Pricing Report on the house you have, with your net at three prices.

Step 2

List what the next home needs

One level, a main-floor primary bedroom, a step-free entry, who does the snow and the yard.

Step 3

Choose the order

Sell first for a firm budget, or buy first with a bridge loan or a contingent offer to move once.

Step 4

Prepare and sell

Repairs that pay, photos, showings scheduled around you, and a rent-back if you need time.

Step 5

Move once

Closing dates lined up so the movers go straight from one home to the next.

What to watch out for in a senior or 55+ move

  • Do not sign a listing agreement or a buyer agreement you have not read in full. Ask for the commission and the length in writing.
  • Be careful with cash offers by phone or mail. Get a written price for your house first and compare.
  • Do not assume a 55+ label means every resident is 55. Read the community's age policy.
  • Read what the HOA dues cover before you compare monthly costs.
  • Check the senior property tax exemption before you sell: portability ends with tax year 2027.
  • Bring a relative or adviser to the signing if you want one there. We welcome it.

Paying cash for the next home? Here is how we run it

About half of the 55+ moves we handle close with cash from the home being sold. We line up the two closings so the proceeds arrive before the purchase closes, write the offer with proof of funds and a seller-friendly date, keep the inspection and the HOA document review, and check the title commitment for metro district and covenant exceptions. If you would rather not spend the whole sale price, we bring in delayed financing (cash now, mortgage within six months) or compare cash versus a mortgage at today's rate. The buyer's checklist is on buying a home with cash in Colorado; 457 homes were on the Colorado 55+ search on Oct 26, 2026.
