The real estate market in Douglas County fared better than many other areas of Denver, as seen by the statistics gathered last month (June 2008).
However, when compared to last June (2007), the number of homes sold and a number of new listings on the market are down.
There is good news! The Highlands Ranch and Lone Tree homes for sale average 67 days on the market and are holding steady. This is much better than many other metro Denver areas. In addition, homes under $300,000 are selling exceptionally well. The absorption rate for homes under $300,000 is 1.79. This means that at the current rate of home sales, it would take only 1.79 months to sell the inventory of homes. The absorption rate of 1-4 is considered a seller's market, 4-6 is neutral, and 6 and above is a buyers' market.
