We kept the six closest in type, size, age and location, and left out brand-new construction (it sells on a builder's terms).

Why Zillow says something different

Because the market moves. Centennial townhomes went from a spring market to 4.0 months of supply this fall, so a sale from last winter is adjusted to what it would bring today.
