The short answer

The Front Range was built on two-story homes and split levels; only about a third of Colorado homes have an entrance with no steps. The one-level supply concentrates in three places: 1960s and 1970s brick ranches in Denver, Lakewood, Arvada, Littleton and Aurora; patio homes and 55+ communities built since 2000 in the south and north suburbs; and new ranch plans from Lennar, Richmond American and Toll Brothers in Parker, Castle Rock, Erie and Windsor. The aging-in-place checklist

Entry: no step from the garage or the front walk, or room for a 1:12 ramp (12 feet of run per foot of rise).
Doors and halls: 36-inch doors, 42-inch halls. Most 1970s ranches are 30-inch doors; widening the bathroom door is the usual $1,500 fix.
Bathroom: a curbless shower or room to build one, a toilet with wall room for grab bars. Budget $12,000 to $25,000 for a full accessible bath in the Denver metro.
Laundry on the main floor. Most 1970s ranches have it in the basement; moving it up costs $3,000 to $8,000.
Garage: attached, with a level path in.
Lot: flat driveway; snow on a sloped driveway is the fall that ends aging in place.
