The Kenna Group at Keller Williams DTC sorts the luxury homes for sale in Colorado into four price tiers: $1M to $2M, $2M to $3M, $3M to $5M and $5M and up. Each tier trades like its own market, with its own supply, its own buyers and its own costs after closing. The grid above lists every home live from the MLS. The sections below show what each tier looks like, where the top tier sits and what to check before an offer.

What should you check before an offer on a Colorado luxury home?

  1. The tax basis is the assessor’s value, not your price. For 2026, residential property is assessed at 6.8% for counties, cities and special districts, after a reduction of 10% of the first $700,000 of value (up to $70,000), and at 7.05% for the school-district share. The 2026 bill is payable in 2027, and values reset in odd-numbered years, next in 2027.
  2. A metro district adds a second tax. A metropolitan district can levy property tax to repay bonds for roads, water and sewer, and every Colorado residential contract carries a bold special taxing district warning (C.R.S. 38-35.7-101). Since January 1, 2022, sellers of new homes in a district must hand over the service plan, debt limits and a tax estimate. HB25-1219, signed May 29, 2025, extended those disclosures to sellers of any residential property in a district.
  3. Insurance comes before the offer, not after. Look up the address in the Colorado Forest Atlas, then get a written quote while your deadlines are open. The Colorado FAIR Plan, created by HB23-1288 and writing residential policies since April 10, 2025, is a last resort: it asks for proof that three insurers declined the property and pays actual cash value, not rebuild cost.
  4. The loan has to clear the jumbo line. FHFA’s 2026 conforming limits are $832,750 in most counties, $862,500 in Denver, Arapahoe, Adams, Broomfield, Douglas and Jefferson counties, $879,750 in Boulder County and $1,249,125 in Eagle County. A 20% down payment on a $1,500,000 Denver purchase leaves a $1,200,000 loan, $337,500 over the Denver limit. Ask a lender of your choice about jumbo down payment and reserve rules.
  5. The HOA bill and the district bill are different bills. A gated or amenity community can carry both. The Division of Real Estate’s HOA Information & Resource Center registers common interest communities and explains buyer rights under the Colorado Common Interest Ownership Act. Request the budget, the rules and any planned special assessment.

What to watch out for on a Colorado luxury home

  • Supply stretches as price rises. The months-of-supply chart above shows the top tiers holding far more inventory per closing than the $1M to $2M tier. Ask for the price history and days on market before you write a number.
  • The contract warning is not the district’s numbers. The bold statement only tells you to investigate. The mill levies are on the county treasurer’s certificate of taxes due and in the district’s notice to electors.

What do Colorado luxury buyers ask?

Do I need a jumbo loan to buy a luxury home in Colorado?

Any loan above the FHFA 2026 limit for the county is a jumbo loan. With 20% down, a purchase above $1,078,125 in the Denver metro counties needs one, because the loan passes $862,500.

How are property taxes figured on a Colorado luxury home?

The assessor’s value times the assessment rate gives the assessed value, and the assessed value times the mill levy divided by 1,000 gives the tax. A home valued at $2,000,000 has assessed values of $131,240 (6.8% on $1,930,000, after the 10% reduction) and $141,000 (7.05% on $2,000,000) before any mill levy. Each district on the parcel sets its own levy.

Can I get homeowners insurance on a mountain or foothills luxury home?

Coverage depends on the property and the insurer, so quote the exact address before your deadlines pass. If three insurers decline it, the Colorado FAIR Plan, offered through a licensed insurance agent, covers actual cash value only.

Does a gated community mean a metro district?

No. A gate describes access, not taxes. Whether the parcel sits in a metropolitan district shows on the county treasurer’s certificate of taxes due, which lists every taxing district on the parcel.

How to Evaluate Luxury Homes in Colorado

Luxury search demand can mean very different things across Colorado. A Denver infill home, a South Metro estate, a foothills property, and a newer suburban custom home may all sit in the same price range while carrying different tradeoffs.

What to Compare Beyond Price

  • Location and access: compare commute routes, airport access, services, and the day-to-day convenience of the setting.
  • Lot and setting: review acreage, views, driveway access, privacy, outdoor living, snow exposure, and maintenance expectations.
  • Architecture and systems: look at construction quality, major systems, energy efficiency, remodel history, and whether finishes match the price band.
  • HOA and community rules: review dues, architectural guidelines, rental limits, transfer fees, and any pending assessments.
  • Resale fit: compare the home with nearby inventory, active competition, and buyer demand for the specific property type.

Denver carries 582 of them, Boulder 318, Colorado Springs 222, Evergreen 121 and Parker 108. "I want a million-dollar home"

In Colorado $1 million buys a 2,500 to 3,500 square foot home in Denver's central neighborhoods, 4,000 plus square feet in Parker, Castle Rock or Aurora's newer subdivisions, a view lot in Evergreen, or a Cherry Creek condo. Boulder and Cherry Hills Village start higher. See every Colorado home over $1 million, or go by city:

"I want a mansion" (or a McMansion)

A mansion in Colorado means 6,000 square feet and up on a private lot, and the market for them starts around $3 million: gated estates in Cherry Hills Village and Castle Pines, view estates in Boulder and Evergreen, and new custom builds south of Denver. A McMansion is the 5,000 square foot production home on a standard lot in a newer subdivision; those run $900,000 to $1.6 million in Parker, Castle Rock, Highlands Ranch and Aurora and are the fastest-moving part of the luxury market. Mansions and estates over $3 million. Custom homes by city:

"I want mountain views"

809 homes over $1 million list mountain views right now. The real views are west-facing lots on the western edge of the metro (Golden, Morrison, Lakewood's Green Mountain, Boulder), the Castle Pines and Sedalia ridge, and anything in Evergreen. Ask for the view from the main living level, not the deck. All Colorado mountain view homes:

"I want land"

600 luxury homes sit on 5 acres or more. Land adds the questions the listing skips: well and water rights, septic, winter access, fencing and zoning for horses. Luxury homes with acreage, horse properties, and the acreage checklist.

"I want a gated community"

304 homes over $1 million are in gated communities: Castle Pines Village, The Preserve in Greenwood Village, Ravenna in Littleton, Colorado Golf Club, and the gated enclaves in Cherry Hills. Gates come with an HOA and, in the newer ones, a metro district; ask for both numbers. Gated homes by city:

"I want a luxury foreclosure or a deal"

The grid below lists every match live from the MLS, and the market stats under it show today's median price and price per square foot. Luxury distress shows up as long days on market and price cuts, not as foreclosure listings. The deals are the $2 million homes that have sat 90 days. Read the Colorado foreclosure guide, and ask for the "luxury over 60 days" list: 303-955-4220.

"I want new luxury construction"

483 homes over $1 million were built in 2025 or later. Toll Brothers, Shea and the custom builders in Castle Pines, Parker and Timnath carry most of them, and builders are paying closing costs and buying rates down on finished inventory. Toll Brothers homes, builder incentives, all new construction.

The $1M, $3M and $5M inventory by city, the homes past 60 days, and the questions to ask on gated, acreage, view and new-build properties

The simple answer

3,515 Colorado homes over $1 million, 469 over $3 million, 600 luxury acreage homes. Above $1.5 million the market moves slower, so the homes past 60 days are where the negotiation is. The questions are the gate, the well, the view and the district.

3,515 homes over $1 million, 1,045 over $2 million, 469 over $3 million and 175 over $5 million are listed right now, updated daily on this site.

What does a million-dollar home look like in Denver?

About 2,500 to 3,500 square feet in the central neighborhoods, or 4,000 plus square feet in the southern and eastern suburbs. Lot, views and a finished basement move the price more than the address.

What is the difference between a mansion and a McMansion?

A mansion is 6,000 square feet and up on a private lot, $3 million and up in Colorado. A McMansion is a 5,000 square foot production home on a standard subdivision lot, $900,000 to $1.6 million in Parker, Castle Rock, Highlands Ranch and Aurora.

Are there luxury foreclosures in Colorado?

Almost never on the open market. This week there are zero bank-owned homes over $900,000 and one short sale. Luxury deals are homes that have sat 90 days with price cuts.

Where are the gated communities near Denver?

Castle Pines Village, The Preserve and the Cherry Hills enclaves in Greenwood Village and Cherry Hills Village, Ravenna and Ken Caryl in Littleton, Colorado Golf Club in Parker, and Pradera. Each carries an HOA and, in the newer ones, a metro district.

Do luxury homes in Colorado negotiate?

Yes. Above $1 million the buyer pool is thin at today's rates and 4% to 8% below list is common on homes past 60 days on market. Cash and a clean closing carry weight.
