The Parker homes for sale in the grid above span a Douglas County town along Parker Road and Cherry Creek, southeast of Denver, plus the unincorporated neighborhoods around it that share Parker addresses. The Kenna Group at Keller Williams DTC sorts them by three questions that change the monthly cost here: is the lot inside town limits, which metro district and water provider serve it, and which association runs the streets.
The navy shape is the Town of Parker as the US Census Bureau draws it in its 2026 boundary data. The sage shapes around it are the neighboring towns and unincorporated areas. Teal pins mark landmarks. Rust pins mark local favorites: places to eat, shop and get outside. Sage pins mark Parker neighborhoods with homes for sale, each placed at the center of its listings.

Metro districts. Most Parker subdivisions were built with a Title 32 metro district that borrowed for streets, water lines and parks and repays the debt through a levy on the same tax bill as the county and town. Two homes at the same price can carry very different bills.
HOAs. 90 percent of Parker closings in the last 12 months listed an association fee. The master association and any sub-association each have their own budget and covenants.
Water. The provider depends on the lot. Parker Water and Sanitation District manages Rueter-Hess Reservoir, which stores water from Cherry Creek and Newlin Gulch; Stonegate's district runs its own water and wastewater system; other areas have their own districts or wells.
Parker Road and E-470. Parker Road (Colorado 83) runs north through town toward Aurora and Denver, and E-470, a toll road, crosses the north end of town toward I-25 and Denver International Airport.
Commute. The Census Bureau's 2024 survey puts the mean commute for Parker workers at 27.4 minutes.
Trails. The town maintains more than 27 miles of paved multi-use trail and more than 6 miles of natural-surface equestrian trail along Cherry Creek, and its Forestry and Open Space Division cares for nearly 1,144 acres of open space.

The walkable stretch of Mainstreet that the Downtown Business Alliance sorts into groups such as Dine & Sip, Style & Finds, Live Well, and Arts & Culture.
The town bought land west of Town Hall in 2006 for an arts center, a library and retail shops. That land now holds the PACE Center, and Discovery Park sits next to the Parker library at Mainstreet and Pine Drive.
Parker Arts runs both as event spaces. Work began in April 2019 on a small plaza between the two buildings.
Finding a restaurant. The Town of Parker's Dining and Entertainment page sends visitors to the Parker Chamber of Commerce directory for restaurants and food businesses.
The town's 2026 signature events carry the theme "Back to Our Roots," for America 250 and Colorado 150.
A park system with range. Parker Parks and Recreation lists 18 town parks, plus semi-public parks such as Cottonwood Community Park and Open Space.
Horses and ballfields. Salisbury Regional Park is both an equestrian park and a sports complex for youth and adult leagues.
Dogs, discs and tennis. The town dog park covers nearly five acres with an agility course and an 18-hole disc golf course. Railbender Skate and Tennis Park has six lighted tennis courts.

The live table above counts every Parker home for sale the moment you open this page, by type and by price. Prices run from condos to estates, so the median matters more than the average; the price-band chart shows where the inventory sits, the bedroom chart shows what each count costs, and the ZIP table shows which part of Parker carries the listings.
Parker is mostly a single-family market. The live table above splits today's Parker listings by type. On condos and townhomes the HOA line matters most. Lots and land parcels are listed separately.
The median list price updates in the table above every time the page opens. Compare two Parker homes on the per-foot number and the condition before the list price.

Start with the Parker community that matches the kind of home, lot, and daily trips you want. Then compare individual homes for the ownership details that the city name cannot settle.
Stonegate, The Pinery, Villages of Parker, Trails at Crowfoot, Cottonwood, Stroh Ranch, and Pradera each provide a more focused set of homes than the citywide search.
Confirm the town boundary, water provider, association or district obligations, nearby development, road work, and county record for each home. Nearby Parker addresses can differ on several of these points.
Save the search after its boundaries and homes match your needs. Before making an offer, ask for the seller disclosures and association documents, then review the public records that apply to the property.
The Parker Area Guide explains how the town's established center, planned subdivisions, and outer-edge settings differ. Use it for the broader area decision, then return to current Parker homes when you know where to focus.
A Parker mailing address does not always establish which government controls nearby development or services. The Town of Parker map collection includes town-boundary, zoning, development, transportation, parks, and trail maps. Check the exact location before assuming town rules apply to a property near the edge.
The town's planning documents cover downtown, Parker Road, transportation, walking and biking, parks, and open space separately. That division helps explain why two homes can face different road, access, or development questions. Compare the plans that touch the property and the trips you make often.
Water service also varies by subdivision. According to Parker Water and Sanitation District, other water districts serve some subdivisions. Confirm the provider for the home before comparing service, setup, or recurring charges.
For nearby work, the Town of Parker Streets Project Map distinguishes projects led by the town, utilities, developers, and telecommunications companies. A mapped project can change the questions you ask about timing and access, but the responsible organization is the place to confirm the current schedule.
Use the Douglas County assessor property search to confirm what the county has on file for the home. Pair that public record with seller disclosures, permit information, title work, and association documents rather than treating one source as the complete property history.
Send the address or listing you are considering. The Kenna Group can help locate and review the county record, provider information, association documents, nearby project details, and other property-specific items before you schedule a tour or prepare an offer.
