What the best multifamily Realtor does for a duplex, triplex or fourplex buyer in Denver

The best multifamily Realtor in Denver treats a duplex, triplex or fourplex as a business and a home at the same time. REALTORยฎ Brian Lee Burke, the hardest working man in real estate, and our team of real estate agents at The Kenna Group at Keller Williams DTC help house hackers and investors buy and sell 2-to-4-unit buildings across the Denver metro and the Front Range: the rent roll and leases read before the offer, the zoning and rental license checked, and the loan matched to the plan, whether that is an FHA loan with 3.5% down on a building you live in or a conventional investor loan. Brian spent 13 years as a multifamily construction superintendent before he sold real estate. On Oct 25, 2026, 183 residential income listings (2 to 4 units) were for sale in the six-county Denver metro, 51 of them at $700,000 or less. Call or text 303-955-4220. A live person answers.

How 2-to-4-unit buildings are financed, and what changes the offer

LoanDown paymentRules that matter
FHA, owner-occupied3.5%You live in one unit for at least 12 months. On a triplex or fourplex the self-sufficiency test applies: 75% of the market rents must cover the full payment.
Conventional, owner-occupied5% on 2 to 4 units (Fannie Mae, since November 18, 2023)Lenders count a share of the rent from the other units toward qualifying, commonly 75%.
VA, owner-occupied0% with full entitlementUp to four units when you live in one. VA appraisal and minimum property requirements apply.
Conventional investor loan15% to 25%Rents count with a lease or appraiser's rent schedule; reserves of several months per unit are common.

Colorado and Denver rules a multifamily agent should know

  • Denver residential rental license: required for long-term rentals in Denver since January 1, 2024, with an inspection by a licensed inspector.
  • No rent control: Colorado law bars cities from capping rent (C.R.S. 38-12-301); security deposits are capped at two monthsโ€™ rent.
  • Zoning: a two-unit home in a single-unit zone can be a legal nonconforming use or an illegal conversion. We pull the zoning record and permit history.
  • Occupancy limits: since July 1, 2024 (HB24-1007) Colorado cities cannot cap occupancy by relationship, only by health and fire codes.

Many of our buyers use Mike Oswald at Rate and trust him. We are not affiliated, you can use any lender you choose, and we receive nothing for the introduction.

How we buy a duplex to fourplex with you

Step 1

The plan

House hack or pure investment, which loan, and the payment you want. We run the numbers at three prices before we search.

Step 2

Pre-approval for units

With a lender who does 2-to-4-unit loans and knows the self-sufficiency test.

Step 3

Tour like a superintendent

Roof, boiler or furnaces, electrical service per unit, plumbing stacks, sewer, egress, separate meters.

Step 4

Offer with the documents

Leases, rent roll, deposits, estoppel letters, rental license status and the zoning record as contract deadlines.

Step 5

Closing and day one

Deposits transferred, tenants notified in writing, and the rental license and insurance in place.

What to watch out for on a multifamily purchase

  • The flyer rent is not the collected rent. Ask for 12 months of bank deposits or the ledger.
  • An unpermitted third or fourth unit is a code problem and a lending problem. Pull the permit history.
  • One electrical service or one furnace for several units means you pay the utilities. Price it in.
  • On a triplex or fourplex with FHA, run the self-sufficiency test before you fall for the building.
  • Inherited leases bind you. Read every one, and get estoppel letters before closing.
