Denver duplexes put two homes on one lot. The most common plan is a house hack: you live in one unit, and the rent from the other helps cover the mortgage. FHA financing fits that plan. HUD’s FHA 203(b) program insures loans on one- to four-unit homes the buyer lives in as a principal residence, with as little as 3.5% down for qualifying buyers. Our Denver house hacking guide walks through the numbers, and FHA-eligible Denver homes shows what is listed now.
Denver is working on allowing more of them. The city’s Unlocking Housing Choices proposal would let qualifying lots within a quarter mile of designated transit priority streets and rail stations add primary homes: up to four in total in Urban and Urban Edge neighborhoods and two in Suburban ones, when the owner keeps the existing home or includes an income-restricted unit. None of it is adopted. The city says Phase 1 goes to City Council for adoption in late 2026. Read our breakdown: Denver’s Unlocking Housing Choices proposal.

In the Denver Zoning Code, the Two Unit (TU) zone districts allow two homes on one zone lot. U-TU-B, for example, allows a duplex (two units in one building, side by side or up and down) or a tandem house (two houses on one lot) on a zone lot of at least 4,500 square feet; U-TU-C needs 5,500 square feet. Single-unit (SU) districts do not allow a new duplex, so an older duplex in an SU district may be a legal nonconforming use. Before you count on renting both units, confirm the parcel’s zone district and the unit count the city recognizes (checked October 24, 2026).

Half duplex (one side, your own deed). You own your side and the land under it; the neighbor owns theirs. It lives like a townhome with a yard and, in many Denver neighborhoods, no HOA. A party-wall agreement governs the shared wall and roof.
Paired homes and twin homes. Builder names for a new half duplex. Same ownership as above, newer construction, HOA more common.
Separate meters. Two electric and two gas meters make renting the other side simple. One shared meter means a lease that splits the bill.
The party-wall agreement. On a half duplex it decides who pays for the roof, the shared wall and the sewer line. Read it before you offer.
Zoning and rental rules. Denver zoning sets whether both units rent long-term. Short-term rental rules are separate and stricter.
Current leases and deposits. On a full duplex you inherit the tenant, the lease and the deposit. A Kenna agent gets the lease, the rent roll and the deposit ledger during your review period.
Sound and systems. One furnace or two, one water heater or two, and how much you hear through the wall. The showing tells you; a Kenna agent asks the seller for the rest.
Offer from the numbers. Sold duplexes in Denver in the last six months plus the real rent set the price. A Kenna agent runs both before you write.

Full duplex (two units, one deed). You own both sides. Live in one, rent the other, and the rent pays part of your mortgage. This is house hacking, and Denver is one of the Front Range markets where the numbers still work. More: Denver income properties for sale.
For a buyer who will live in one unit and rent the other, yes: the low-down-payment loans apply and the rent offsets the payment. For a buyer who wants no tenants, a half duplex gives the yard and the price of a townhome without the HOA. More: Denver income properties for sale.
On an owner-occupied full duplex, yes. Lenders count a share of the second unit's rent, based on the appraiser's rent schedule or the existing lease. Your lender tells you the exact figure before you shop. More: Financing a Colorado home.

Yes, if you live in one unit. FHA allows 3.5 percent down on a duplex when it is your primary residence. Lenders count part of the other unit's rent as income, at 75 percent of market rent. More: Denver income properties for sale.
You live in one side and rent the other. The rent covers most of the mortgage or all of it, which cuts your housing cost while you build equity.

A duplex in Denver is two homes that share one wall or one floor: side by side, or one unit up and one down. This page shows both kinds of duplex for sale in Denver: the full duplex, where both units sell together on one deed, and the half duplex, where you buy one side as your own attached home. Buyers searching duplexes for sale in Denver also search two-unit homes, multi-family homes, house hacking, paired homes and twin homes, and the grid above pulls all of them from the MLS. An owner-occupied full duplex qualifies for FHA financing with 3.5 percent down and for conventional financing with 5 percent down, and lenders count a share of the second unit's rent as your income when you qualify. VA buyers finance a two-unit home with no money down. A half duplex finances like any single-family home. A Kenna agent connects you with a lender who writes two-unit loans every week, because the appraisal and the rent schedule are different from a house.
Investors pay for rent, owner-occupants pay for the half they will live in, and the two groups value your property differently. A free Smart Pricing Report prices your Denver duplex both ways, with three prices and the time frame for each. Call or text 303-955-4220.

Yes, if you live in one unit. FHA allows 3.5 percent down on a duplex when it is your primary residence. Lenders count part of the other unit's rent as income, at 75 percent of market rent.
You live in one side and rent the other. The rent covers most of the mortgage or all of it, which cuts your housing cost while you build equity.
Principal, interest, taxes, insurance, repairs and vacancy. On a $350,000 duplex with 3.5 percent down, the payment at 6.75 percent runs about $2,200 a month before taxes and insurance. Rent of $2,300 covers it. We run the exact numbers on any duplex you pick.
Return the security deposit within 60 days or owe the tenant up to triple the deposit, keep the unit habitable and follow the notice rules for entry and termination.
A duplex is two units on one lot, with one deed in most cases. A townhome has its own lot and its own deed. Duplex owners share a structure.
Owner-occupants manage the other unit themselves. Investors who live elsewhere hire a manager who charges a percent of the rent.
