Best Time to Downsize in Colorado: A Realtor Answers

When is the best time to downsize in Colorado?

For most Denver-area sellers, list in March or April and buy your smaller home in the same season. In the 12 months to Oct 30, 2026, 15,797 homes sold in Denver, Aurora, Littleton, Centennial and Castle Rock; May 2026 had the most closings (1,730) and Apr 2026 the highest median price ($650,000). Spring closings (April to June) outnumbered winter closings (December to February) 5,056 to 3,059. REALTOR® Brian Lee Burke, the hardest working man in real estate, and our team of real estate agents at The Kenna Group at Keller Williams DTC plan downsizing moves around those numbers, and this is the Realtor answer, month by month. Short answer

The best month to list a house you are downsizing from

Closings peak in late spring, so the listing goes up 30 to 45 days earlier: March or April. May 2026 had the largest share of homes selling at or above list (58%). The best time for you still depends on your next home, your taxes and your move date.

Read it this way: closings in a month reflect contracts written 30 to 45 days before. The fewest closings came in Jan 2026 (808), and the lowest median price in Jan 2026 ($595,000). A seller who lists in late winter meets the spring buyers with less competition from other listings; a seller who waits until July meets more listings and buyers who have already bought.

Downsizing season by season

  • January and February: prepare. Sort the house, get the pre-listing inspection, line up the move and price the next home. Listings that go up in February meet early buyers with little competition.
  • March to May: list. This is the window the closing numbers point to. Ask for a rent-back after closing so you are not moving twice.
  • June to August: still busy, with more competing listings. Price it right the first week; a price cut in July costs more than a fair price in May.
  • September to December: fewer buyers, but serious ones, and less competition when you buy your smaller home. A good time to buy first, then list in spring.

Your next home is part of the timing. On Nov 4, 2026 the MLS showed 2,066 homes with a main-floor primary bedroom for sale in Denver, 784 in Aurora, 361 in Littleton, 78 in Centennial and 240 in Castle Rock. Fall and winter give you more of those to choose from with fewer buyers competing.

The personal signs it is time, which matter more than the month

  • Stairs, a large yard or rooms you no longer use are costing time and money every week.
  • Your equity is large enough to buy the next home with little or no mortgage; a free Smart Pricing Report gives you that number.
  • You want to live closer to the people and places you see most.
  • The house needs a roof, furnace or windows in the next few years, and you would rather the next owner choose them.

Tax and timing checks before you list

Colorado senior property tax exemption. An owner who is 65 or older on January 1 and has owned and lived in the home as a primary residence for at least 10 straight years can have 50% of the first $200,000 of actual value exempted, filed with the county assessor by July 15. A 2024 law (SB24-111) let a senior who already had the exemption move it to a new home for tax years 2025 and 2026; SB26-116 ends that portability starting with tax year 2027. If you are selling a long-held home to buy in a 55+ community, ask the county assessor how the exemption applies before you close.

The federal home sale exclusion lets most owners who lived in the home 2 of the last 5 years exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly. Ask a tax professional how it applies to your sale before you set the date.

Sell first or buy first?

  • Sell first: a firm budget and no carrying two homes; ask for a rent-back after closing so you have weeks, not days, to move.
  • Buy first: one move, with a bridge loan, a home equity line or cash; it costs more and needs a lender’s yes first.
  • Contingent offer: buy subject to selling; it works best in fall and winter, when sellers of smaller homes have fewer offers.

Best time to downsize: questions

What is the best month to sell a house in Colorado?

List in March or April. In the 12 months to Oct 30, 2026, May 2026 had the most Denver-area closings (1,730), from contracts written about a month earlier.

Is winter a bad time to downsize?

Not for buying. Jan 2026 had the fewest closings, which means fewer buyers competing for the smaller home you want.

Should I sell or buy first when downsizing?

Sell first for a firm budget and add a rent-back; buy first if you have the cash or a bridge loan and want one move.

Does Colorado have a senior property tax exemption?

Yes, for owners 65 or older who have owned and lived in the home 10 straight years; ask the county assessor how a move affects it.

Do I need a Realtor to downsize?

A Realtor plans the sale and the purchase together. REALTOR Brian Lee Burke and our team of real estate agents price your home, find the next one and set the move date in both contracts.
