Denver zoning codes in 2026: the short answer
A Denver zone district name tells you what you can build. The first letter is the neighborhood context (S suburban, E urban edge, U urban, G general urban, C urban center), the middle letters are the building types allowed (SU single unit, TU two unit, RH row house, MU multi unit, MX mixed use), and the last letter or number sets the minimum lot or the height (U-SU-C = 5,500 sq ft lot, U-MX-3 = 3 stories). The biggest change for investors: since December 16, 2024, Denver allows an accessory dwelling unit (ADU) in all residential areas, about 70% of the city's land, up from 36%. Updated Oct 25, 2026.

| Zone code | Minimum lot | What you can build |
|---|---|---|
| U-SU-A / E-SU-A | 3,000 sq ft | One house, plus an ADU |
| U-SU-B / E-SU-B | 4,500 sq ft | One house, plus an ADU |
| U-SU-C / E-SU-C | 5,500 sq ft | One house, plus an ADU |
| E-SU-D | 6,000 sq ft | One house, plus an ADU |
| U-TU-B | 4,500 sq ft | A duplex or two homes on one lot |
| U-TU-C | 5,500 sq ft | A duplex or two homes on one lot |
| U-RH-2.5 | Varies | Row houses, up to 2.5 stories |
| U-MX-3 | Varies | Shops, offices and homes, including townhomes and apartments, up to 3 stories |
What changed for ADUs: before December 16, 2024, the "1" at the end of a single-unit code (U-SU-A1, E-SU-D1) marked the lots where an ADU was allowed. Now ADUs are allowed in all residential areas, an HOA rule that bans ADUs no longer applies (Colorado HB24-1152), and the ADU can stay in use if the owner later moves off the property (City of Denver, Citywide ADUs). Look up any address on the Denver zoning map; some parcels still carry Former Chapter 59 zoning (for example a PUD), which follows its own rules.
For sale today (Oct 25, 2026): 111 Denver listings mention an ADU in the MLS text (Denver homes with an ADU) and 202 are duplexes (Denver duplexes for sale). More: Denver ADU costs and permits and Denver income properties.
