It’s not just how much your fees contribute to these factors, but how they are carried out and how frequently. Buyers often assume that a luxury condominium, for example, will be well run by default. That there is constant maintenance, quick repairs, clean shared spaces, etc., sometimes that's true and exactly what you'll get. Sometimes it's the opposite.
Look at how the building itself is managed. Are common areas generally well managed? Is the building in good repair, or is it all for show? Are you being directed away from problem areas?
Ask the question: if an elevator goes down, how long do repairs take, and how often has this happened in the past few months? How long can you expect to wait for any issues to be addressed? What is the lead item for repairing leaks, etc.?
Then address any reserve funds, or if the pot is dry. If it's dry, the residents will need to top it up, which could mean costs for you in the near future.
