New-Home Sales Dip, Builders Add Incentives: Colorado Buyers

Builders are paying buyers to buy, and the September numbers show it. New-home sales ran at a seasonally adjusted annual pace of 676,000 in September, the U.S. Census Bureau and HUD reported, Realtor.com said on October 27, 2026. That is 0.6% below August and 5.3% below a year ago, a smaller drop than expected, and builders' price cuts and incentives get the credit. Sales in the West fell 17.4% from a year ago. For buyers shopping new construction in Colorado, that means real negotiating room on a new build in Adams County, Weld County, Douglas County and the rest of the Front Range.

What the September new-home sales report says

Contract signings on newly built homes slipped 0.6% from August to a 676,000 annual pace and are down 5.3% from September 2025. For the first nine months of 2026, new-home sales are 2.9% behind last year, Realtor.com economist Joel Berner said. His read on why: buyers are reluctant at today's mortgage rates, and "builders are having to offer lower prices and buyer incentives to entice them."

Builders feel it. Builder confidence in the NAHB/Wells Fargo index fell three points to 29 in October. PulteGroup, M/I Homes and NVR all reported lower net income last week; PulteGroup's third-quarter net income fell 17% from a year ago. Builders are starting fewer homes they cannot sell quickly, but 111,000 finished new homes still sit on the market nationwide, and unlike a homeowner, a builder cannot pull a finished spec home off the market and wait for spring.

Resale homes compete with them too. NAR reported existing-home sales up 1.5% in September to a 3.99 million pace, with more inventory on the market. More on that in NAR's forecast cut and Colorado inventory is piling up.

New construction for sale on the Front Range today

Jefferson County113$1,197,790115
Arapahoe County105$739,612101

Every county averages more than 100 days on market for new builds. A builder carrying a finished home for three or four months pays the loan, taxes and HOA dues on it every month. That gives you room to negotiate. Browse new builds by city: Denver, Aurora, Thornton, Parker, Castle Rock, Fort Collins and Colorado Springs.

What a builder incentive is worth on the payment

Take the $400,000 national median new-home price with 10% down, a $360,000 loan. These are example rates for comparison, not a rate offer. Your rate comes from a lender of your choice and depends on your credit, down payment and loan type.

30-year rate (example)Monthly principal and interestDifference
7.32% (Freddie Mac average, Oct. 22)$2,473-
2-1 buydown, year 1 (5.32%)$2,004$469 less a month
2-1 buydown, year 2 (6.32%)$2,233$240 less a month
6.0%$2,158$315 less a month

The 2-1 buydown in this example costs the builder about $8,500. Put the same $8,500 into a price cut and the payment drops about $53 a month. That is why builders lead with rate buydowns and closing-cost credits, and why you compare them in dollars, not headlines. See new-construction incentives in Colorado, how the 2-1 buydown works and the Colorado mortgage calculator.

How this affects you

Buyers. Ask every builder for its full incentive list in writing: rate buydown, closing-cost credit, upgrade credit, price reduction. Ask which ones require the builder's own lender and compare that offer against a lender of your choice. A finished spec home that has sat 100+ days has the most room. Bring your own agent on the first visit: the builder's sales rep works for the builder, and many builders pay a buyer's agent only when the agent is registered at that first visit. Realtor.com's Berner also points to the lower total cost of owning a new home over time; get a copy of the warranty, the HOA budget and the metro district tax levy before you sign.

Sellers. If you are selling a resale home near new construction, the builder down the road is your competition, and its incentives set the bar. Price for the payment a buyer gets on the new build, offer a buydown or closing-cost credit of your own, and list it ready to show. Start with a home value report and read how seller concessions work in Colorado.

Homeowners and investors. Builders starting fewer homes today means fewer finished homes in 2027. If you plan to buy new in the next year, the current crop of finished, unsold homes is where the deals are.

What to watch out for

  • Lender strings. The biggest incentives require the builder's lender. Get a second quote and compare the total cost.
  • Temporary vs. permanent. A 2-1 buydown lowers the first two years only. Qualify and budget for the full note rate.
  • Metro district taxes. Many Front Range new-build neighborhoods sit in a metro district that adds to the property tax bill. Ask for the mill levy.
  • Base price vs. sale price. Lot premiums and options add up fast. Compare the final contract price, not the advertised base price.
  • Inspections still matter. Hire your own inspector before drywall and again before closing.

Quick answers

How many new homes sold in September 2026?

New-home sales ran at a seasonally adjusted annual pace of 676,000 in September 2026, 0.6% below August and 5.3% below September 2025, the Census Bureau and HUD reported. The median price was $400,000.

Why are builders offering incentives right now?

Mortgage rates keep buyers cautious, so builders are cutting prices and adding incentives such as rate buydowns and closing-cost credits, Realtor.com economist Joel Berner said. 111,000 finished new homes are for sale nationwide.

How many new-construction homes are for sale on the Colorado Front Range?

kennarealestate.com showed 1,305 active new-construction listings across Adams, Weld, Douglas, Larimer, Denver, Jefferson and Arapahoe counties on November 1, 2026, each county averaging more than 100 days on market.

Is a rate buydown better than a price cut on a new home?

On a $360,000 loan at 7.32%, a 2-1 buydown worth about $8,500 lowers the first-year payment by $469 a month. The same $8,500 as a price cut lowers it about $53. The buydown ends after two years, so qualify at the full rate.

Do I need my own agent to buy a new-construction home?

The builder's sales rep represents the builder. Your own agent negotiates incentives, reviews the contract and orders inspections. Many builders require your agent to register you at your first visit, so bring your agent the first time.
