Regency at Montaine: the 55+ homes listed under "Montaine"

Regency at Montaine homes for sale are single-story homes in the 55+ section of Montaine, the Toll Brothers master plan in Castle Rock, Colorado (ZIP 80104). Most listings in this 55+ community are filed in the MLS under the subdivision name "Montaine", not "Regency at Montaine", so the first grid on this page can look nearly empty. The Kenna Group at Keller Williams DTC added the grid just above this section: every Montaine listing marked age-restricted (55+), active or coming soon, updated daily.

What is Regency at Montaine?

Toll Brothers markets Regency at Montaine as the 55+ active-adult section of Montaine, separate from the all-ages sections. By the builder’s description, every design is single-story, from about 1,601 to 3,071 square feet, and the section has its own clubhouse with a pool, fitness center, pickleball, bocce and a tennis court. The sales center is at 273 Alumroot Street. These details come from the builder; confirm current plans and amenity rules with the association before you write an offer.

Montaine as a whole has 13 miles of trails by both Toll Brothers’ and Brightland’s descriptions, and the Town of Castle Rock extended East Plum Creek Trail 1.7 miles south through Montaine to Lowell Ranch. The town’s 2026 metro district list labels the area "Montaine/The Lanterns", where the Lanterns districts levy 57.603 to 79.217 mills on top of the town, county and school levies.

How do 55+ rules work in a community like this?

Federal fair housing rules let a community limit sales or rentals by age only if it qualifies as housing for older persons. For a 55+ community that means at least 80% of occupied homes have at least one resident 55 or older, the community publishes and follows policies showing it is meant for people 55 and older, and it verifies ages, updating those records by survey at least once every two years (24 CFR 100.305 to 100.307). Housing for people 62 and older is stricter: every occupant must be 62 or older. So a 55+ label does not mean every resident is 55; the community’s own rules set who else may live in the home.

What should you check before an offer in Regency at Montaine?

  • Which section the home is in. Regency and the all-ages Montaine sections have different covenants, amenities and dues. Ask for the recorded declaration that applies to the lot.
  • The age and occupancy rules. Who must be 55 or older, whether younger household members may live there, and guest-stay limits.
  • Both budgets. The Regency association budget, any master association budget, and the reserve study.
  • The metro district. Pull the parcel in the Douglas County Assessor search and list each district levy for 2026.
  • The builder warranty. On a newer home, ask what coverage transfers to you and when it ends.

Colorado senior property tax exemption. An owner who is 65 or older on January 1 and has owned and lived in the home as a primary residence for at least 10 straight years can have 50% of the first $200,000 of actual value exempted, filed with the county assessor by July 15. A 2024 law (SB24-111) let a senior who already had the exemption move it to a new home for tax years 2025 and 2026; SB26-116 ends that portability starting with tax year 2027. If you are selling a long-held home to buy in a 55+ community, ask the county assessor how the exemption applies before you close.

HOA registration. Colorado requires every HOA to register with the Division of Real Estate each year (C.R.S. 38-33.3-401); an HOA whose registration lapses cannot enforce assessment liens until it re-registers. The Division’s HOA Information and Resource Center explains owner rights but does not regulate HOAs or settle disputes.

Watch out: a "55+" tag in a listing is entered by the listing agent. The covenants, not the listing, decide whether a community is age-restricted.
